TENANT
RESPONSIBILITIES When renting in Italy, the tenant generally has greater responsibilities than in the U.S. Listed below are some of the responsibilities of the tenant. These are not all-inclusive and some are negotiable (e.g., septic tank cleaning). ·
Repair of persiana (type
of blinds) cords; routine lubricating of persiana mechanism. ·
Repair of leaking faucets
or valves. ·
Repair of leaking toilet
tanks. ·
Hot water heater
maintenance including replacement of burned-out element, thermostatic controls,
or defective valves. ·
Cleaning stopped or
clogged drains (this is common because of the high mineral content of the water
in Italy). ·
Oiling and cleaning of
water pumps and motors in single houses or villas.
Oiling and cleaning of heating equipment (motor, burner, furnace,
chimney). ·
Replacement of window
panes regardless of how they are broken (be careful because the wind can blow
windows and doors shut with great force possibly shattering the glass). ·
Repair or replacement of
door locks (recommended for safety). ·
Repair of loose
baseboards and replacement of broken ones (again, watch the movers). ·
Upkeep of gardens (refers
to the yard) -- e.g., watering, cutting, applying fertilizer. ·
Routine maintenance of
window and door hardware, especially French doors that may cause scratches on
pavements or window sills. ·
Cleaning cesspool/septic
tank. ·
Payment of city garbage
collection tax (may be part of your condo fee). ·
Mildew caused by improper
ventilation. Damage (soot) caused
by use of space heaters.
In
general, the tenant is responsible for all repairs and replacements caused by
routine use or negligence. |
