LEASE NEGOTIATION 

Although you can use the Housing Satellite Office at the Navy Lodge for viewing houses, you must do your lease negotiations at the Support Site in Gricignano.  (Note:  You appointment slip may actually say "Housing Welcome Center in Agnano".  This is incorrect!  Go to the Support Site.) 

Your contract appointment slip has some instructions on what to discuss during the negotiation, but it probably best to discuss those beforehand.  It's unfair to either you or the landlord to bring up things at this point that stop the negotiation (e.g., hidden costs or unrealistic requests for improvements). 

You should have the following items with you (according to the appointment slip): 

·    two months rent in Lire -- you can go to PSD located at AFSOUTH to cash a check since the amount will be more than the check cashing limit at the NEX. 

·    copy of your orders and amendments 

·    ID Card 

·    Codice Fiscale -- the appointment slip does not mention this, but you will need it.  This is like an Italian social security number.  You need it to purchase phones, rent houses, etc.  If you have applied for it (should have been done at Area Orientation), then you just need to provide proof.  There are websites that will give you the number since it is based on your last name, date of birth, etc.   

·    your approved "chit" (if you are an unaccompanied E4 or below) -- this is a request form for Navy personnel. 

·    measurements of kitchen and bathroom to identify the size of appliances that will fit -- it would be too late to find this out at this point.  You should have this done already. 

Ensure the lease has everything you want in it.  You should try to view a copy of someone else's lease before you get to this stage so that you're familiar with the content.   

You will apply for your utilities at this time.  Ensure that you get an Italian phone from Housing.  It is not absolutely necessary, but if you connect non-Italian phones to your lines and there is a problem, you may be charged for the repair.  The assumption is that your equipment caused the problem.  Just be on the safe side and use the Italian phone. 

You may also incur "hidden costs" at the time of lease signing.  There are Italian taxes that landlords must pay.  They usually make the tenant pay half.  Just be prepared for this to be in your lease.  The cost varies, but may be as high as a few hundred dollars per year.
