LANDLORD
RESPONSIBILITIES
In
general, the landlord is responsible for all repairs regarding the stability of
walls and vaults. Additionally, the
landlord is responsible for: ·
Replacement of beams,
replacement or repair of roofs, ceilings, stairs, floors, enclosure or
sustaining walls (includes earthquake damage). ·
Replacement of loose or
falling wall tiles. ·
Replacement of hot water
heaters when beyond repair through no fault of the tenant. ·
Replacement of faucets or
flushing mechanisms when beyond repair through no fault of the tenant. ·
Repair of leaking roofs
or walls. ·
Replacement of heating
units when beyond repair through age or "act of God". ·
Repair of major defects
in heating equipment such as burned motors, transformers, or burners through no
fault of the tenant. ·
Landscaping of gardens
(planting of trees and seeding of lawns at the beginning of tenancies). The landlord is responsible for any repairs or replacements not due to routine use, but to age or structural defects. When repairs that are the landlord's responsibility are required, the tenant must notify the landlord prior to taking any action. If the tenant fails to notify the landlord, then the tenant may incur the costs of the repair. The
tenant should contact Housing for guidance about Italian law.
Additionally, the tenant must notify the landlord of problems before they
reach epidemic proportions (e.g., notify the landlord that tiles are falling off
the wall so he/she can take action before it becomes necessary to retile the
entire room). |
