Our Office prepares your application for the Greek Land Registry, using a specific software (you don't need application forms) and also helps you with legal advice so you can avoid a rejection of your application or penalties for incomplete applications.

What's The Greek National Land Registry

It's a general, systematic registration of all land properties in Greece, under the care of the Greek Government and the European Community.

Who must submit an application?

All persons who have legal rights in real property in Greece -- i.e. property, use, servitus, "naked" property". If you have rights on any kind of property in Greece (apartment, house, lot, agricultural piece of land) you have to submit this application otherwise you may face the severe consequences of the law which are: 1) significant money penalty 2) You cannot sell your property 3) You cannot build on your property 4) You receive no money if your land is taken by the government for public use 5) Finally you lose all your rights and your property becomes public property.

What I need to submit for an application?

Passport (Greek or Canadian) (If you don't have an AFM number, you need a passport that is not expired). Father's first and last name. Mother's first and last name (nee). Your full address. Phone. First and last name of the person you appoint in Greece plus his father's name, his address and phone number. List of your properties (Prefecture, municipality, community, location, area in m2, use of land. Titles for the land you claim).

Procedure

You make an appointment with my Office (for approximately 30 minutes to 1 hour). We complete your application. Then you mail it (registered mail) to the person you appointed who submits it to the Land Registry Office and takes a receipt for this.

The cost for the application

An application for one piece of land costs $100 dollars. For every other piece of land in the same municipality you pay an extra $10. If your properties are located in various municipalities you need to submit applications to each of them. No joined applications are accepted by the Government, i.e. if there are 5 heirs regarding a piece of land each one of them has to submit his own application with the remark "20% undivided".

What other costs are involved?

The Land Registry is not free any more. You pay approximately 70 Euros for every property you declare plus 35 euros for auxiliary spaces. If you have many agricultural lots, you pay a total of 70 euros for all of them. You don't pay this money to our office but to the Land Registry Office where your property is located.

NOTE: In order to declare some land in Greece you have to have legal rights (titles) on it. That means if your parent (s) died you have first to accept the inheritance, have the properties transferred to your name and then make the application to the Land Registry.  Don't wait until your area is to be registered to make the acceptance of inheritance! This may take several months, you lose the deadline of the Land Registry and pay a penalty for that.

How do I know if the Land Registry procedure move to my area?

This procedure may take more than 20 years to complete (10 years have already passed!). Call your relatives in your area and tell them to inform you if they know when the procedure starts.

What if I neglect to do what you wrote before?

Approximately one year after the deadline if you want to sell your property you need a Court Judgment -- it takes 1-2 years to have it, more than a thousand euros in legal costs, and probably you lose the buyer in the meantime. After seven years --for Greeks Abroad,-- you lose your property which becomes state property.
