As new lists are created you, as a member, will be notified immediately so that you can review the homes and take immediate action. Any specific details for a particular list that are different from a normal purchase will be included with that list.
We aim to make sure these properties cannot be found via other means. Many of our lists will be For Sale By Owners (FSBOs). These may be private owners or pocket listings by realtors/representatives. Thus, with our growing network you will need to be able to act quickly. Each property is on a first come, first serve basis. We will take backup offers and hold this in queue in case the Buyer fails to open escrow or close on the property. In the order in which the queue was established you will be contacted to see how you would like to proceed. In the case the queue is longer than 1 person, then all parties will be contacted simultaneously of the availability but the earlier people in the queue will have the first right of refusal to proceed.
The criteria as a Buyer will include a finder's fee of $2,000 per property (unless otherwise stated) and a discounted rate of $5,000 for every three homes you buy at one time. This fee will be due by the opening of escrow date. This Finder's Fee is 100% refundable in the first 7 calendar days after opening escrow. We want to ensure you have a good deal. Thus, please do your necessary due diligence by this 7th day or prior to opening escrow.
