This page is for you investors that want to list your portfolio of properties to the network of investors.

Listing a property on our site is
100% FREE.

We will have final say on the distribution of your list.  We can cancel the properties at any time if we feel the homes do not fit investor standards.

We prefer your list to be a minimum of 4 homes.  We prefer not to only list one property in any 1 city or area.

To substantiate that the value of the homes do exist, please have one of the following to prove it's worth.
1.) Recent appraisal report on Subject home.
2.) Recent appraisal report on a similar home in the area.
3.) Recent comparables for the area / subdivision.

In order for your investment home to be an eligible candidate it
must pass at least one of the following three tests
    A.) Be at or less than 15% of the market value.  We prefer it to be at least 20%.
    B.) Should pass the 1% Rule for rentals.  Close approximates would be acceptable.  This means if a home is being purchased at $100,000 the rents each month must be $1,000 or  higher.  (We will accept as low as 0.9% for this rule.)
    C.) If this is a rehab project then estimated repairs will be required.  The sum of both repairs and acquisition must be less than 75% of the After Repair Value (ARV).

To be put on our list you will need to email us a form showing the following items as a minimum.

1.)
Address (you can ask us to remove the street number if you want to maintain some privacy.
2.)
Basic stats on the home.  This is to include bedrooms / bathrooms/ square footage / number of stories / type of garage / lot size (is not as important but is nice to have).
3.)
Repair estimates
4.)
Asking price
5.)
Market value (must be able to substantiate it upon request of a buyer).
6.)
Estimated rental rate (if this home is being sold as a cashflow investment)
7.)
Any comments to help us market your investment.
8.) Pictures are nice but not required at this stage.

Listing of any property on our site is
FREE.

Once we have the information above we will place it into a spreadsheet and then convert it to a PDF file for placement on this site. 

We will also be marketing the properties to non-members to entice them to sign up for our free membership.
