Surety for sanity
Like going on vacation, buying property involves lots of last-minute details. The difference is that going on vacation is usually relaxing. The seller's lawyer couldn't make the closing today, so it's rescheduled for Tuesday. Good thing, because it gives us time to open a company bank account, get insurance, and do a last-minute walkthrough. Luis had an anxiety attack yesterday when two insurance agents said we'd have to board up the building because it's vacant. But we plan to use it as offices and parking for ourselves, he told them. Then, they asked, how much are you going to spend on renovation? When Luis told them, they said, oh no, sorry, we can't insure you. Another agent said it would take "weeks" to get a policy.
Thinking outside the box, Luis got the brilliant idea of finding out who currently insures the building. According to our real estate agent, the sellers coincidentally own an insurance business, which is how the building is insured now. We're going to check out that option. We just don't want to be insured by someone named Tony "No Thumbs."
