However, it is highly recommended that you obtain an inspection before purchasing a home. Many common problems may be brought to light during an inspection. This service can help to provide peace of mind to buyers during the stressful home buying process.

Our Responsibilities

Inspectors are responsible for providing an honest and thorough inspection of your new home. Inspectors must disclose any faults found within the property according to the Utah State Inspection Guidelines. Faults, failures, and safety concerns are fully disclosed to potential buyers within 48 hours of an inspection. All recommendations made within the inspection report are considered the professional opinion of the inspector. Large repairs should be discussed with a third party before completion. Copies of the inspection report are provided to the buyer, real estate agent, and seller.

Real Estate Agent Responsibilities

The buyer's real estate agent shall be responsible for any repair negotiations requested on the buyer's behalf. While the inspection report may be used to highlight flaws within the property, the inspector shall not be held liable for any repairs made or not made before the sale of the home is completed. The buyer's real estate agent shall be responsible for recognizing any safety concerns found during the inspection and their impact on the buyer's chosen finance method.

Buyer Responsibilities

Upon receiving their inspection report, it is the responsibility of the buyer to discuss any desired repair negotiations with their real estate agent. It is highly recommended that large flaws or mechanical issues within the home be evaluated by an expert from a related field prior to requesting additional repairs from the seller. It is possible that safety issues may delay the escrow process, as many FHA and traditional loans carry safety requirements for loan approval.
