Do I really need an inspection?
While inspections are not required by the state of Utah, most real estate agents agree that an inspection is highly recommended. Don't buy a new home on the good faith that "everything is fine"!

Shouldn't the seller tell me what needs to be fixed?
Some issues that are discovered may have gone unnoticed for years. The seller may be unaware of issues with electrical, utilities, and structural flaws that are present. It's important to have the home inspected to ensure that all issues are brought to light.

Will you fix the things you find that are wrong or broken?
Our inspectors are not responsible for fixing the issues that they may find. You will need to contact a residential contractor or expert related to your issue in order to have them resolved.

Air Filters
Many home owners ignore the need to regularly change their furnace and air conditioning filters. This can lead to poor air quality within the home - circulating allergens, dust, and potentially even mold spores! Changing your filters is simple. Aged Utilities
The age of your water heater matters! Over many years of use, sediment from your local water lines can begin to build in the base of your water heater. This slowly decreases the amount of water your tank can hold, and impacts the efficiency of the heating element. The recommended life of a water heater ranges between 8 - 12 years. Be sure to check your inspection report for the age of the utilities in any home you consider buying.

Age of Paint or Insulation
Many older homes are now sold with disclosures concerning the possible presence of lead paint and/or asbestos insulation. Constant exposure to these materials in your home can put you and your family's health at risk. Be sure to request a lead and asbestos test during your home inspection!
