Co jest największym problemem dla Polaków ?

Oczywiście angielskie czasy, ale przede wszystkim angielskie przyimki i rodzajniki. Po nich można najlepiej rozpoznać do jakiego stopnia ktoś opanował angielski. Wiekszość tłumaczy ucieka od nich jak najdalej a ich obecność, czy też nieobecność, stanowi dużą różnicę.

"I go to the cinema" - mam to w zwyczju, że chodzę do kina.

"I'm going in the cinema" - wchodzę do kina w tym momencie.

"I'm going after the cinema" - może znaczyć: ścigam kino, które ucieka :), albo: chce je np kupić.

"I go with the cinema" - idę z kinem (coś tu nie gra), a może jednak? Propozycja: idziemy do kina czy do parku? odpowiedź - no i teraz to ma sens - wolę do kina. itp

Risk factor and the current capital investment,
Risks connected with a particular investment venture,
Interest rate and its forecasted change,

This method of property appraisal also includes an investment value and the value of the land with its infrastructure.

Simple capitalization technique is used for property appraisals; it presumes that the real income of a property will stay at its current steady level. This can be expressed with the following formula (annual income multiplied by capitalization coefficient) :
W = D x Wk
where:
W - property value
D - annual income (steady)
Wk - capitalization coefficient
The annual income reflects an effective gross income

Capitalization coefficient is the ratio between the total liabilities and
the equities of enterprises (initial investment returned by the income generated).

The procedure involving the simple capitalization technique is the following:
Determination of potential annual gross income generated from the property,

Determination of effective gross income by subtracting some losses caused by typical rental arrears and unrented space (vacancies),
Determination of operating and administrative expenses:
- property taxes,
- usufruct fee,
- maintenance and administration,

Determination of net operating income as the difference between a gross effective income and operating expenses.
Analysis of similar property transactions and their net income,

Calculation of the capitalization rate or capitalization coefficient.

Calculation of the property value by dividing its net annual operating income by the net capitalization rate based on comparable properties or by multiplying the income by the net capitalization coefficient. The capitalization rate, "R", is the reciprocal of the capitalization coefficient, "Wk".

R = 1/Wk

The net capitalization rate has been determined on the basis of data obtained for the local market.
