Ask the agent to give you a written valuation, this way you can compare the target price set by the agents you have interviewed.
So what are the advantages of a Sole and Exclusive Mandate?

1. The agent/agency will spend money to market the your property as they have security via the mandate.

2. You are assured of a structured approach in the marketing and viewing of your property

3. The agent is confident in their dealings and negotiations.

 

 

What are the disadvantages?

1. Make sure the agent is resourced, financially and in ability.

2. Do not give too long a mandate period to the agent or agency.

3. If you have chosen wrongly you are tied in for the duration of the mandate, so choose your Agent very carefully.
