There are many types of auctions, however the two main groups are Movable and Immovable, Real Estate Auction Sales falls within the grouping of immovable. then the various types of auctions are as follows, reserve, absolute, foreclosures and estate auctions. More than 70% of all Real Estate sold in SA are through the auction method of sales. more about auctions
Most auctioneers have undergone intensive auction training, real estate training and generally auction marketing and auction contract training. Real Estate auctioneers in particular need to have the Estate Agency Affairs Board CEA to be accepted into any Real Estate Auction School. Once this is done the Real Estate Auctioneer needs to do a thesis over 1 year before obtaining his diploma in real estate auctioneering. This is very different to the 3day CEA course to be recognised and accredited as someone who may handle real estate sales. More information on real estate auctioneers will follow soon.
 

Auctioneers work for the seller and as a result Real Estate Auction Contracts more commonly known as Conditions of Sales are set in advance. The contract is generally "voetstoets" and "roukoop" meaning that there are no suspensive conditions from the buyer's side. Terminology

Voetstoots- As the property now stands

Roukoop- simply put "Let the buyer beware" what you have bought is yours as is

Suspensive Conditions- These are conditions set by the buyer, such as, I have to sell my house first, or I want you the seller to repaint the property...this can be costly to the seller

 Bid Calling- The chant of the Auctioneer calling on bidders

 By the Rise- The auction starts at a price and bidding is upwards towards a higher price
