HOME WITH INCOME - VALE PEREIRA DA SERRA
At an altitude of c. 550 mtrs in the heavily wooded Serra da Lous, the main house is located in the centre of a small hamlet of just six. Only one other house is permanently inhabited (by a Dutch couple in their 50s); the other four are Portuguese weekend retreats. Noise is not a problem! There are glorious walks all around, and the views quite magnificent.
Lous has two railway halts (direct to Coimbra, Portugal's third city), cinema theatre, first class indoor and outdoor swimming pools, health centre, many shops and restaurants, free cyber caf, library, and a castle in one of the country's most enchanting beauty spots.

The main house

Is of stone construction, with massively thick walls, and has recently been tastefully restored 'rustic' style by British owner. It stands about 25-30 metres below the access road, and the path to the house is fairly steep, so this property is not suitable for the elderly and infirm. It is actually two houses joined, so that there are three levels and lots of character. It will not appeal to shiny-white-villa types.
Comprises: two double bedrooms (one en-suite) and one single; large cottagey sitting room with open fire; galley-style kitchen/dining area with fitted chestnut cupboards and marble worktop; bathroom; utility room; wood storage room; roof terrace with barbecue and  stupendous views. Owner has also made a 'secret' walled garden in a little adjacent ruin.
Heating is by electric oil-filled radiators controlled by timer switch, and the kitchen has a gas heater. Secondary double-glazing to most windows. Hot water from electric and/or wall-mounted gas heater. Mains electric. Telephone. Satellite dish and TV aerial. Water from private bore hole with back-up connection to nearby spring. Two-chamber soak-away septic tank.

The cottage

Stands about 120 mtrs from the main house, all on its own in large landscaped terraced garden with magnificent views. It was converted by the vendor from an old stone goat shed, and the extension faced in local stone. The result is a very pretty 'picture book' cottage admired by all. It has been successfully let to house-hunters and tourists for a number of years, achieving c. 42-44 weeks of occupancy per year.
Comprises: L-shaped double bedroom with en-suite shower (feature exposed rock in both rooms);. open kitchen/dining area with fitted wooden cupboards, granite worktop, open fire; west-facing patio with outside light and barbecue, table and chairs.
Heating is by oil-filled electric radiators with timer switch. Hot water from electric cylinder. Water from private bore hole, with reserve tank (supplied by private well) as back-up. Mains electric. Double-glazing. Roller metal blinds. Satellite dish. Wood and gas store. Soak-away septic tank. Car parking space above garden - access to house by private footpath. Not suitable for the elderly and infirm.

Asking price: 140,000 euros for the two houses, to include contents.
