| LOCATION On a very quiet country lane (tarmac), not overlooked, but a few other quality houses nearby. Within 1Km of petrol station with cafe and shop; about 2Km from pretty little village of Alvorge, with a few shops, cafes, restaurant, pharmacy, health centre, school and Sunday market; c.15 mins' drive from attractive little town of Ansiao; c.40 mins' drive from Coimbra, regional capital and Portugal's 3rd city; c.45 mins from seaside resort of Figueira da Foz; c.90 mins from Oporto airport and c.2 hrs from Lisbon airport, by car. Across the paved rear courtyard is the 3-roomed ANNEX: at present only suitable for animals or storage, but could be converted. Interior steps go up to roof terrace, from where there are lovely southward views. Under the roof terrace is a utility/storeroom with plumbing for a washing machine, and a covered barbecue area with BBQ. Note that there is a very tall concrete pillar-type pylon at the end of the garden, but the cables are well overhead and do not carry a heavy current. The GARDEN is not large (c.250 sq. mtrs), but is adequate for a small pool. It is mostly enclosed by ancient dry stone walls, and has a few established fruit trees (mostly olives). There is also a raised well which collects water from the roof. In addition, there is a very large enclosed area of ground to the back of the house which is owned by the local parish. This must not be built upon or impeded, but can be treated as part of the garden, ie tables and chairs, flowers etc, without objection. Renovation has been with high quality materials and good taste.
