LOCATION
Very special and rare indeed in Portugal, in that the house stands all alone, c. 200 metres from any other dwelling, in a lovely pastoral setting, with fine walks ans some great views, yet is only about 10-12 mins' pleasant woodland walk from the village of Vale Florido, which has two cafs, minimercado and simple restaurant. On a very quiet and narrow country track, not surfaced but very firm. About 2km from pretty little village of Alvorge, with a few shops, cafs, restaurant, pharmacy, health
centre, school, Sunday market; c. 40 mins' drive from Coimbra, regional capital and Portugal's third city; c. 50 mins from seaside resort of Figueira da Foz; c. 90 mins from Oporto airport and c. 2 hours from Lisbon airport, by car.

Very picturesque rolling countryside, especially gorgeous in spring, when there is a wonderful tapestry of meadow flowers. The area is agricultural and quite Mediterranean in appearance (although much greener and more wooded), with olive groves, dry stone walls (some dating back to Roman times), goatherds etc.

THE HOUSE

300-year-old stone farmhouse (very ancient for Portugal), with large modern brick-built barn to the side. It is technically habitable (it has electricity, water and a roof), but needs a lot of work to make it the wonderful and unique luxury home it is intended to be. When restored it will comprise: front entrance hall; shower room off; large double-aspect sitting room with fireplace; good-size farmhouse kitchen with fitted cupboards and walk-in pantry; three large double bedrooms (2 en-suite); study; large rear 'conservatory'/dining room. The south-facing garden is not large (c. 600 sq mtrs) but is very suited to a swimming pool (which could be supplied from the well), and has a lovely outlook. It is enclosed by an old dry stone wall, and has a large threshing circle which will be tiled to make a superb patio.

Drainage by two soak-away septic tanks. Mains water and electric.

Guide price: 195,000 euros RENOVATED. Possibility of buyer participation.
