MANUAL AND RULES UPDATE AS AT 1/6/2003
These updates supersede previous notices in your apartment manual on the same issue but must be read in conjunction with you manual.
Body Corporate Management Committee - 2005- 2006
The following owners were elected to the Pier 9 Body Corporate Management Committee for twelve months.

OWNERS INPUT
The Management Committee welcomes resident and owners input.  Meetings are held approximately once per month and observers are encouraged.
The Annual General Meeting will be conducted in September/October 2003, please try to attend this meeting. Only owners whose Body Corporate fees are paid up are entitled to vote at this meeting.
MAINTENANCE
The Body Corporate employs a maintenance worker 2.5 days per week. If you see tasks in the Body Corporate areas that require attention please advise us ( kindly note that internal apartment maintenance is not part of the Body Corporate job).  Please report any blown light bulbs, dead plants, damaged or dirty areas so that they can receive attention.

GAS ACCOUNTS /  CONNECTIONS  FOR APARTMENTS
There are no individual gas metres / accounts for apartments at Pier 9 and there is no need to contact AGL to have gas connected or placed in your name.  The gas provider is AGL, there is a single gas account for the entire Pier 9 development. This account is  tendered to The Body Corporate , the account is then apportioned to each individual apartment and then individual accounts are then sent to Pier 9 residents. The final payment of the gas account is the responsibility of the apartment owner and this account must be settled as part of settlement if the apartment is changing hands. If the apartment is being let owners are reminded to be mindful of this arrangement.
PAY TV
All Pier 9 apartments have Foxtel connections in the lounge area. The buildings have been wired and satellite dishes installed. Individuals who wish to connect to pay TV  will need to contact Foxtel to establish an account and arrange for set-up. A limited digital service through Foxtel is available as Pier 9 is not hardwired but uses satelite transmission.
ALLOCATED PARKING SPACES
As with many complexes, Pier 9 has had some issues with parking. The measures outlined bellow are intended to insure that those that have purchased car spaces have access to these at all times and that the visitors car park is available for visitors. This is a user pays system and aims at being fair to all residents.

WHEEL CLAMP POLICY
Only park in the spaces that are allocated to your apartment.
Motor bikes are viewed as vehicles and are to be parked in the allocated parking spaces and not on any other Body Corporate property.
NOTE BODY CORPORATE PARKING RULES
There are additional parking spaces and storage lockers available for sale from Cavendish Body Corporate Management.
The parking spaces inside the gate are ONLY for pier 9 residents, visitors are not permitted to park here. Residents who admit visitors cars into the residents car park risk being wheel clamped by the legitimate owner of the car parking space they are trespassing in.
From June 1 , 03 onwards the Body Corporate will be charging $10.00 per night for the use car spaces in the Visitors car park  by residents. This sum will be billed to the resident of the apartment monthly but is owed by the apartment owner.


YOU MAY BE WHEEL CLAMPED IF YOU PARK ILLEGALLY INSIDE PIER 9
Sea Worthy/ road worthy Water Craft and trailers in good repair are permitted to be parked in parking spaces provided they fit inside the allocated space and do not damage the parking surface. Trailers containing garbage / house-hold items are not permitted to park in this area. Vehicles and Water Craft are not permitted to be covered by tarpaulins or the like when parked on Pier 9 property.
The Body Corporate reserves the right to undertake whatever means necessary to have cars/water craft parked in the wrong parking spaces removed. This action may include wheel clamps, vehicle towing, impoundment and/or fines. Vehicles are parked on Pier 9 property at their own risk and with these understandings.
VISITORS CAR PARK
The parking spaces in the Visitors parking area are for TEMPORARY VISITORS parking only. These car spaces are NOT for residents parking.  Residents requiring additional parking spaces are directed to investigate the lease/ purchase of additional spaces from Cavendish Body Corporate Management at the residents own cost.
The preceding methods of enforcement also apply in the Visitors Car park.
REFUSE - HOUSEHOLD GARBAGE
Pier 9 has a single Waste Management Room, the access door is located in the visitors car park.  Access to the room is via your coded entry card.  Large wheeled bins are provided and cleared twice per week.
This is a private arrangement between Pier 9  Body Corporatet and Nepean Waste on behalf of the residents of Pier 9 and replaces the usual council collection. ( the usual council charge has been removed from owners council rates). The charge for the waste collection service is at an additional cost to owners and will be equally divided and invoiced to owners by The Body Corporate Manager. This fee may appear on your Form 3 Body Corporate certificate if the fee is outstanding.
Residents using the waste management room are asked to keep the door closed and flatten any large cardboard boxes Pier 9 is charged per metre of refuse by Nepean Waste, it is in your best interest not to un-necessarily add to this cost. Please visit the tip if you have additionla bulky refuse. This facility is not provided for contractors.
TELEPHONE CONNECTIONS

Your telephone installer will require the key to the communications room see The  Body Corporate Manager The key must be returned.
Apartments have been fitted with a phone outlet in the lounge room, this outlet can accommodate two separate phone lines. Unfortunately fitting extension outlets in the over water apartments is impossible/extremely costly. Residents are encouraged to investigate an Ezy Jack ( Dick Smith)  if they require a phone/fax extension. ( This device uses the electrical wiring already in the apartment)
ELECTRICITY SUPPLY
Please consult the local phone book for electricity suppliers, some  are:

Electricity connection and payment is the responsibility of the apartment owner/resident.
Please note that owners may find it more economical to have an off peak meter installed for their hot water unit. This installation will assist in lowering electricity bills. Please consult the Body Corporate manager for information on other measures that can be taken to lower  electricity costs
PETS ON PIER 9 PROPERTY
Read this section in conjunction with all other references to pets/animals in the manual.
If a resident wishes to keep a pet in their apartment a permission form must be filled out and submitted to The Body Corporate, a copy of this form is included in the manual. Further copies may be obtained from The  Body Corporate Manager.
The completion of this form does NOT automatically entitle the resident to bring a pet onto Pier 9 property.
Tenants who wish to keep a pet must first gain written permission from the apartment owner and submit this permission with the appropriate form. The resident must be the registered owner of the pet.
Visitors are not permitted to bring any animals onto Pier 9 property at any time without the written permission of the Body Corporate.
Residents must await the Body Corporate's reply regarding this matter, permission is entirely at the Body Corporate's discretion and may be terminated at their discretion. The resident has read the appropriate Body Corporate rules pertaining to pets.
A separate form is required for each animal.
Any pet ownership at Pier 9 is also subject to the usual Municipal , state and national   regulations governing same.
The pet will not cause any disturbance to other residents.
All pet excrement will be disposed of in the appropriate manner.
Other residents will not be subject to noise, odours or nuisance as a result of the pet on the Lot or in Common Areas.
The pet owner has never had another Body Corporate request removal of their pet or any legal action against them in regard to keeping or treatment of animals.
The animal will not be left alone in a distressed state for long periods of time thus causing distress to other residents.
BICYCLES
Bicycles are to be stored inside apartments or in the lot owners storage cage. Bicycles are not to be parked on walkways, balconies , landings or outside storage cages.
EXTERNAL FITTINGS TO APARTMENTS
All external fittings to apartments must be pre approved by the Body Corporate at a Committee meeting.
SECURITY DOORS
To ensure a uniform appearance the Body Corporate has selected a style of security door that forms the standard for Pier 9. No other security/screen door may be fitted unless it complies with the description below. These doors have already been fitted to apartment 59 and 46, the doors can be viewed there
These doors are available from 'Bugs No More' phone 039775 0053 , fax 039 775 1153. For an approximate cost of $780.00.  Other suppliers are acceptable as long as the appearance complies with the following description:
Charcoal Grey frame work, plain  Supa screen black/grey . Stainless steel mesh is preferred because of the marine environment. No embellishments or decorations.
BALCONY AWNINGS/ BLINDS
The Body Corporate has also established a "standard"; balcony awnings/blinds. These have been fitted to apartment 37 . Please contact theBody Corporate for more information on acceptable description for these items. No other style of awnings/ blinds may be fitted to balconies.
CHRISTMAS / PART LIGHTS ON BALCONIES
Christmas lights may be hung on balconies for Christmas between December  & January .  They must be removed by the end of January . Party  lights may be  installed  for special occasions but must be removed  within a week of event.
BODY CORPORATE RULES IN GENERAL
It has been brought to the attention of the Body Corporate that some residents are not aware of Body Corporate rules regarding their balconies:
The only items PERMITTED are well maintained , clean:
Outdoor furniture
Plants
Ornaments
Heater
Barbeque
These items are NOT PERMITTED :
Washing
Garbage
Bicycles
Gym Equipment , canoes
Wading Pools etc.
Party Lights ( unless permission is sought, see above)
Fishing from the balcony is not permitted.
Please consult the Body Corporate Rules as published in your Manual for exact wording.
DRYING WASHING ON BALCONIES
Owners, residents, tenants and agents please note that NO DRYING OF WASHING IS PERMITTED ON BALCONIES. The original sales contracts set as a condition of sale that the owner install a clothes dryer.  All residents and owners should be clear that  it is their personal responsibility to find a method of drying clothes other than on a balcony. A clothes dryer is a sensible option and tenants should negotiate this situation with their land lord as the Balcony situation is clearly explained in the Body Corporate Rules..
SECURITY GATES- VEHICLE
There are a number of measures resident can take to improve their own security.
The CAR ENTRY GATE this gate stops if another security card is swiped as it is closing. If the entry gate has started closing- WAIT FOR IT TO CLOSE COMPLETELY before swiping your card. This will prove faster in the long run and ensure that the gate is functioning. Residents are not to open this vehicle gate and then turn the power off.
TRADESPEOPLE
In the near future, the Body Corporate intends producing a residents directory of useful tradespeople who provide good service and understand the special problems associated with working in Pier 9 apartments.
AGENTS SIGNS- FOR SALE / LEASE
The Body Corporate has ruled that no further advertising boards are to be erected on Body Corporate Property. This includes all For Sale and To Let boards. This covers the area outside the front fence and the garden area. The previous "forest" of boards was unsightly and detracted from the buildings appearance.
As a compromise, the committee has  installed 2 advertising cabinets. These are glass fronted with a Velcro  compatible back. They have been placed in the front fence at Pier 9. Access to the cabinets is  via a key obtainable from Cavendish Body Corporate Management Office, Agents are to affix  their own notices and remove old notices. Each cabinet will accommodate 4 x A3 advertising sheets. Space allowing, agents will be entitled to one advertising brochure per apartment for sale/to let.
