Demolition

 

General demolition, forming openings, altering and blocking up openings to provide new layout, removal of existing ‘structures and the like’ built within the exlsting envelope; removing redundant and damaged finishes; allowance for repairs to masonry; stripping out all services and making good.

   
4.2 Substructure
 

Substructure Foundations to new structure within rear plant room; formation of lift pit and possible associated underpinning

   
4.3 Frame
  New steel framing to new first floor mezzanine, fly towers, new structure within rear plant room, new kitchen and restaurant and new lift with associated fire protection and tying to existing structures; allowance for cleaning, repairing and protecting existing frame; allowance for strengthenina existing frame under restaurant.
   
4.4 Upper Floors
  Formation of new reinforced concrete floors to ground floor over rear plant room, lightwell, extended stage, first floor over rear plant room, lightwell, mezzanine, second floor over lightwells. Allowance for strengthening and associated works to existing roof structure forming floor to restaurant. Raised floor to main auditorium comprising lightwell steel structure and plywood decking.
   
4.5 Roof
  Single ply high performance membrane roofng to new and existing roofs on new insulation, allowance for rainwater disposal installation.
   
4.6 Stairs
  Formation of new stairs and landings in steel; allowance for repairs and refurbishment of existing stairs and balustrades to remain.
   
4.7 External Walls
New rnasonry walIs with brick facings to match existing generally where indicated on the drawings; double glazed curtain walling evation to second floor restaurant; insulated metal cladding to new flvtowers. .Allow·ance for cleaning existing elevations; partial repointing and repairs;allowance for cutting in movement joints into existing structure
