| 1 | Introduction |
| 1.1 | This indicative cost estimate has been prepared for The Phoenix Theatre. |
| 1.2 | The scope of works envisaged is the conversion and localised extension of the existing building to form a Theatre and TV Studio facility with associated support facilities, restaurant and bar space. |
| 1.3 | In the absence of detailed information and without proposals from structural and services engineers, the costs should be viewed as purely indicative at this stage. |

| 2.1 | The following information has been used to prepare the estimate. |
| 2.2 | Latitude Architects Revised Sketch Proposals dated 23 November 2001. |
| 2.3 | Latitude Architects Outline Schedule of Works dated 28 October 2001. |
| 2.4 | Site visits. |
| 3 | Basis of Costing |
| 3.1 | The construction costs calculated in formulating the estimate are based upon the following: |
| 3.2 | Approximate auantities taken from the drawings. |
| 3.3 | Rates derived from our own database for items of work similar in nature to that envisaged. |
| 3.4 | The costs are calculated at present day value. |
| 3.5 | The works will be executed as one contract under a recognised standard form of contract. Tenders shall be obtained utilising Bills of Quantities, which will be prepared from complete working drawings of the proposed scheme. |
| 3.6 | No fundamental restrictions or obligations will be imposed upon the Main Contractor, which will affect the works and site progress. |
| 3.7 | Once the works have commenced, it is assumed that variations will be kept to a minimum. |
