| PRECONSTRUCTION SERVICES DESIGN REVIEW, ESTIMATING, VALUE ENGINEERING AND COST CONTROL The cornerstone of out approach is cost modeling and the discipline that comes from it. In overview, our approach is to: 1) provide the client and design team with near continuous cost information as the design develops in order to keep the project on budget; 2) provide �real world� constructability feedback to optimize the schedule and construction efficiency; and 3) package the work into intelligent subcontracts to reduce bid prices and optimize the schedule. In more global terms, our approach is to: - Develop the budget; - Secure team buy-in; - Monitor progress; - Report variances; - Suggest ways to get back on track. General Approach to Design Review and Estimating Monument Builders, Inc. will take a proactive approach to design review. We feel it is our responsibility to actively participate in design development on a near-continuous basis. Our intent is to develop a cooperative, team approach with the design team and to provide �real-time� feedback on specific cost items as the design continues. The goal is to identify when and where costs are exceeding the budget and to suggest to the consultants, in coordination with the client, ways to bring the costs back in line with the budget.
