| GUARANTEED MAXIMUM PRICE, SCHEDULING AND CONTRACT DOCUMENT COORDINATION GUARANTEED MAXIMUM PRICE The preparation of the GMP is the culmination of information and assumptions gathered through the previous phases of the project and applied to our existing database of cost information relating to similar projects and to current costs in our client�s area. Preparation of the GMP is an interactive process. We discuss the client�s approach to quality and scope. We review our own cost database information for costs of current projects we are performing or bidding. Then, we perform quantity takeoffs of the documents where quantities can be measured and extrapolate our own data on similar projects where no quantities are shown. We assess the anticipated level of cost escalation over the life of the project, and judge the level of completion in the industry during this time and its likely effect on project costs. Preparation of the GMP is an �open book� process. Our GMP is accompanied with a narrative listing all the assumptions that we have made. Also, contained are allowances that have been included for work or equipment that may be outside our control. We also state clearly what is not included in the GMP. SCHEDULING Our overall scheduling methodology can be summarized as follows: - Establish the overall project plan and parameters by developing a master schedule; - Plan and schedule the construction in detail during preconstruction by developing a detailed project schedule, which conforms to the master schedule; - Develop subproject schedules (i.e. infrastructure, interior finishes, etc.), which conform to the detailed project schedule. We will consult with key subcontractors to facilitate the process; - Updating the schedule database through direct field observation during construction to create constant focus; - Manage by exception, focusing on the critical path and noting items at risk of falling behind; - Communicate accurately with all members of the team on schedule performance. Design is a creative process followed by considerable interpretation work that results in fully coordinated and detailed construction documents. Maintaining schedule is extremely important. The time must be allocated for the review process and for the introduction of modifications and improvements to the original concepts. Sympathetic understanding of the total process, coupled with thorough planning and a diplomatic search for solutions, will ensure that the while team can achieve the client�s quality and performance goals within the schedule parameters. CONTRACT DOCUMENT COORDINATION We will review drawings and specifications as they are being prepared and recommend alternatives whenever design details affect construction feasibility or schedules, without however, assuming any of the design teams responsibilities. We will develop a system of recording document progress and changes throughout the design stage. This will ensure that all parties are working with the latest set of approved documents. |
