DESIGN INTEGRITY


It is important that MBI is sensitive to the need to protect the integrity of the aesthetics of the project design during the value engineering process.  We typically attempt to reduce costs first in the areas that do not impact aesthetics or finish materials.  For example, we often can suggest ways to improve foundation and structural design through constructability and alternatives analysis.  The resulting cost savings can be plowed back into the project or used for budget reconciliation.

CONSTRUCTABILITY REVIEWS


The goal of constructability reviews is to incorporate in the construction documents the materials, systems and elements that will facilitate the efficiency and safety of the construction process without impacting the building�s functional or aesthetic design.
Things we look for, and suggestions we make, often include:

  - Site impact review � alternative structure/foundation options that may be required due to existing conditions;
  - Optimum location on site � minimize impact of hazards (i.e. utility lines);
  - Complete, correct and coordinated documents � lowers bid prices and increases subcontractor efficiency;
  - Scheduling sequence � improves contractor�s workflow, balances manpower loading, improves equipment efficiency, and minimizes damage risk to completed areas.
  - Prefabrication/pre-assembly � offsite manufacture is usually more efficient with better quality control;
  - Uniformity � eliminate unnecessary variations in detail;
  - �Just in Time� delivery � avoids double handling and storage of maters and equipment;
  - Bid Packages � strategic combining of trade work according to local custom ensures maximum efficiency and minimum cumulative fee markups;
  - Appropriate �finish� requirements � apply factory finishes where necessary to minimize site labor;
  - Phasing � ensures access for correct trades at appropriate times.

Our preferred method of communicating review comments is to provide a written summary narrative, referring to drawing numbers and details.  We then meet with the design team and explain our points and discuss opinions.  Between us, we generate a final list of modifications to be incorporated in the documents.
