1.  How much is the security deposit?
    The standard security deposit is 1.5 times the rental rate.

2.  Who pays the utilities?
     The tenant is responsible for all utilities unless specified. Utilies include electricity, gas, water, and
      garbage. Tenant is also responsible for telephone, cable and satellite services. Prior approval from
      Caltrans is required for installation of additional outlets and satellites

3.  When do you have open houses?
     I am available to show the properties on Tuesdays and Thursdays. Please contact me via phone

4.  What credit score are you looking for in applicants?
     I am not looking for a specific credit score. I am reviewing the applicant's income, ability to pay rent,
     and credit history.

5.  Do you accept Section 8?
    Yes we do accept Section 8. However, the application process is the same, and you will be subject to a
    credit review.

6.  Do you allow pets?
     No. 

7.  Is there a 1 year lease agreement?
     We do not have leases for set terms other than on a month to month basis. Generally, you can terminate
      the tenancy on 30 days written notice, or Caltrans can ask you to vacate on 60 days notice. Specific
      rules apply, and you should seek the advice of an attorney if you have any legal questions.

8.  When is rent due? When are late charges assessed?
     Rent is due in advance, on the 1st of each month. Rent must be sent directly to our accounting
     department. The rent must be received and processed by accounting by the 10th of that month.
     Otherwise, a late charge will be assessed per the terms of the lease. The acceptance of any late charges
     in the past does not waive Caltrans' rights in the future to terminate the lease for failure to pay.
    
9.  What if I pay late?
     If the payment is not received and processed by our accounting department by the 10th of the month,
     then you will be charged a late fee of 6% of your rent (or such other amount as set forth in your rental
     agreement).

10.  Who's responsible for maintenance and repairs?
      The tenant is responsible for keeping the premises in good repair. If there is something that the tenant
      cannot repair, or requires professional attention, then Caltrans will hire a contractor to make the
      necessary repairs. If damage to the premises is caused by the tenant, Caltrans may have the right to
      seek compensation for repairs.

11.  What if I want someone to live with me?
      Any prospective tenants to be added after your move-in must follow the same application process.
      Their credit worthiness and income will be verified before being added to the rental agreement. All
       tenants are jointly responsible for the entirety of rent.

12.  Why is Caltrans renting properties?
      Caltrans acquires properties for the purpose of state highway projects. At times, such properties have
      residential or commercial structures on them. Prior to the start of such highway projects (e.g., the
      Hayward 238 project), Caltrans sometimes rents these properties to qualified tenants.
