The Bole Housing Project is a novel concept in
building middle income housing. The builder Continental Homes, Ethiopia
Pvt. Ltd. Company (a subsidiary of American Standard) has long years
of experience in building similar housing communities in Asia and Latin
America. Unique in Africa, the project arose in response to the acute
housing shortage in Addis Ababa. The project underwent six years of
extensive studies to determine the kind of house that would best meet
local needs within a certain price range. The project is financed by
the Federal Home Loan Bank of Boston and necessary guarantees have been
provided by USAID and the Imperial Ethiopian Government. To assure standard
housing, a full team of engineers from U.S.A.I.D. and the Ethiopian
Ministry of Public Works certified and approved the drawings and specifications
of the house before construction began. Your Bole Home is built on
a 360,000 sq. meter subdivision of the Prince Sahle Selassie Haile Selassie
Village in the Bole District of Addis Ababa. Access to the site
will be provided by the existing 4 lane Airport Highway and a connecting
public road to be soon built. In all there will be over 700 homes
like yours.
Who will be eligible to buy a Bole Home?
To be an eligible homebuyer you must be a national of Ethiopia enjoying
a good reputation and a secure minimum monthly income of about Eth.
$600.00. Prospective homebuyers must establish a savings account
with the Imperial Savings and Home Ownership Association located on
the ground floor of the Lion House on Ras Desta Damtew Avenue. ISHOPA
will screen the applicants by determining their income and credit worthiness.
Homebuyers, in addition, must enter into the Bole Homeowners' Association
for which monthly dues of Eth. $2.00 are included in the monthly installments.
The Homeowners' Association will be responsible for protecting the general
welfare and administering the joint affairs of the Bole Community.
What kind of a house is a Bole Home?
A typical Bole Home is duplex of 75 sq.meters on a lot varying from
240 to 800 sq.meters. The duplex design was chosen to reduce costs.
A limited number of single houses are also available at slightly higher
prices.
Community Services:
Your Bole Home will be situated in a planned community with paved
streets and sidewalks, a modern sanitary sewage system, EELPA electrical
distribution system, street lighting, water supply system, and fire
hydrants. A 12 room primary school, as well as parks and recreational
areas. The developers, Continental Homes are also trying to get
a post office, a police station and a medical clinic for the Bole Community.
While homeowners will have access to all these privileges, some restrictions
will be imposed to protect the welfare of the community.
- Homeowners will not be allowed to use the house for commercial purposes.
- Animals, other than acceptable pets will be forbidden on the property.
- Homeowners will not store noxious or dangerous materials on the property.
- No buildings or facilities will be constructed other than those approved
by ISHOPA.
The Advantage of the Bole Plan:
Remember that the biggest advantage of the Bole scheme is that by paying
a monthly sum (less than the normal rent for such a house), you can
own a home in twenty years. While rents in Addis Ababa are bound to
go up in the next few years, your combined monthly payment, however,
will stay constant at $190.00 for the next TWENTY YEARS. Besides, the
value of a Bole Home is expected to jump 2 to 3 times its original value
with the passage of time. A Bole Home therefore, is a real investment
