What is the purpose of a Design/Build service?

We started providing only architectural services in 1978, and in are expansion into general contracting in 1980, it just seemed natural to offer architectural services to our clients.  Over the years we have designed quite a few projects.  From 18 unit condominium buildings, production homes, custom homes, to remodel and additions for the general public. Offering in-house design for our clients with limited budgets helps keep the project in line, and realistic.  For clients with a more flexible budget we do encourage involvement by professional designers, or Architects to lend a higher value of design standards to the project.  We have a hands on knowledge of construction alternatives and associated costs.  This experience can be invaluable when working on preliminary design proposals.  Too many times clients wish list out paces their budget, and for this reason alone, in house design/build service can control the outcome, and make the project reality.  Depending on the size and scope of the project a lot of factors can influence the design, like access, soil conditions, set-backs, site restraints, utility locations, ect..   In house design services involve fewer people in the process, and helps keep the project from getting distorted as it is passed down the information line.  A lot of factors need to be considered just from available labor, and present skills of the labor, when designing a project.  Who better to know these factors than the builder himself.
