The Building Process





1. INITIAL CONTACT
Initial contact can be by phone, fax, or Email, with the
customer supplying basic information. The details should include, proposed
project, (new home, addition, remodel, basement finish, ect.), location, and any
personal desires to be accomplished with project. Also if scope of project
will require financing, any information on lending institution requirements for
loan processing, (plans, specification forms, appraisals, ect.) will need to be
addressed at this time.
2. SITE VISIT
The site visit will determine placement, drives and walks,
access, utility locations, easements, possible soil considerations, or other
conditions which may effect the design and cost of the project. The
customer needs to be able to supply a survey at this time for new construction,
or additions.
3. DESIGN
Initial design proposals are prepared, generally to scale, and
in a simple format. Changes can be made easily and economically allowing
the customer and design contractor to effectively consider all options and
budget restraints. Once the proposal is final, a complete set of working
drawings and specifications can be prepared. The plans will also provide
full consideration to structural requirements, and local building codes, which
may also influence the initial design.
4. PRICING
During the design process a budget needs to be established,
allowing the design/build process to proceed smoothly. Select Builders can
offer customers realistic post design proposal estimates, limiting the
possibility of wasting time and money preparing plans and specifications on a
project that will far exceed budget requirements. Final and complete cost
estimates are prepared from finalized plans and specifications.
5. CONTRACTS
Once the price is agreed upon, Select Builders will draw up a construction
contract. Together with the plans, the contract will serve as an objective
guideline for legal and financial interaction between you and the
contractor. It will spell out what the parties can expect from each other.
6. PERMITS
Select Builders will present your project to the proper city and or county
building authorities. Depending upon the scope of the project, we will
obtain permits for building, utilities, right of ways, driveways, water/sewer,
well, septic and any other special conditions requiring a permit or inspection.
7. ALLOWANCE ITEMS
Select Builders will assist and guide you through the design and selection of
plumbing, lighting fixtures carpets, tile, cabinets, ect., which may be
installed in your project. Allowance items on a contract offer the
flexibility of picking out certain items after construction proceeds, giving
some leeway to change your mind as the building progresses.
8. CONSTRUCTION
Select Builders will construct the project according to the plans,
specifications, and contracts. With over 20 years experience, Select

9. FINAL CLOSING
After the home or remodel is completed and passes final inspection from the
building department, a certificate of occupancy is awarded to the project.
On projects that require loans, final closings and transfers from construction
lending to permanent financing are completed.
10. WARRANTY PERIOD
During your warranty period, any defects in workmanship on your project
(except contractual disclaimers, and product warranties which carry their own
guaranties) will be handled by quickly and professionally by our staff at Select
Builders. We will dispatch the appropriate craftsman to resolve the
problem to your final satisfaction.
