| News 1. Please help reunify Accokeek in the Rural Tier! Learn more & find out how you can help! 2. Support CB-4-2007! Tell the Council to vote for CB-4-2007 to close traffic mitigation loopholes & slow rampant development that outpaces our roads system. 3. Save Some Big Trees! New developments are required to have Tree Conservation Plans. Sometimes developers cram in more lots by doing off-site mitigation (saving trees not on the property being developed), but they are allowed to log mature trees on the mitigation property every 40 years. The most valuable trees aren't being saved at all! 4. We have joined PG CTIZN (Prince George's Coalition to Improve Zoning Now) in suing the PG County Council to stop their abuse of zoning power through inappropriate use of text amendments (TAs) to give deals to developers. We are appealing and litigating three projects. 1. CB-53-2005, District 9 Councilwoman Marilynn Bland's TA allowing Bevard North, a huge subdivision, in Clinton. Consolidated by courts with the Bevard East & West cases. 2. CB-90-2004, the TA that applies to Baig Court in Fort Washington. It allows an inappropriate increase in density, and is tailor-made for that property. 3. TA making the Wal-Mart and Sam's Club at Ritchie-Marlboro Road possible.. | Sprawled-Out Accokeek (SOA) is a civic group dedicated to dealing with development issues in Accokeek and surrounding areas. Our focus is on legislative reform that will benefit citizens by controlling development and promoting greater public involvement in the planning process. We are different from other civic groups in that we are organized to encourage participation by normal people who are fed up with business-as-usual, but have limited time and resources to devote to enacting change. Preserving natural spaces 2. Better notice of Planning Board hearings 3. Mandatory notification of proposed developments to all landowners within 1 square mile of the development 4. Hearings scheduled in the evening so that working people can attend them 5. Rezoning Accokeek to Rural Tier; no part of Accokeek should be designated as Developing 6. An end to clear-cutting 7. Increased mandatory streams and wetlands buffers 8. No new subdivisions in areas with overcrowded schools 9. No subdivisions in areas not genuinely protected by police, fire, and EMS services 10. Revitalizing existing commercial and residential properties before building new ones |
