Owners Corporation Management Committee Code of Conduct |

The Pier 9 Owners Corporation management Committee is gradually developing a code of conduct for the Management Committee that will serve as a template for all it's actions. |
|
|
|
The following are excerpts from the management Committee Minutes - 2/4/03 and 7/5/03. This document is a "work in progress" ; and it is anticipated that this document will continue to grow. |
|
|
|
The Management Committee must be seen to be doing the right thing and not be an elitist, self serving group. To this end the following code of conduct was tabled and moved at the committee meetings 2/4/03 and 7/5/03:If an item is voted on and carried in a committee meeting, anyone dealing with that issue must act in compliance with the committees vote. |
|
|
|
The minutes, once ratified, represent an accurate record of the committees voting and decisions. |
|
|
|
Committee members must obey the Owners Corporation rules. |
|
|
|
Any trades person employed on behalf of the Body Corporate must have his own personal, indemnity and public liability insurance. Project officers must check for this. |
|
|
|
The Committee voted to implement a system of written job descriptions that were signed by the tradesman and the Owners Corporation before any work was started or money changed hands. This was to be implemented for all tasks that may cost over $500.00. The 'Job description Contract' should have the following: |

|
Name of tradesman, contact details. Note that the work is being done on behalf of the Body Corporate of Pier 9. |
|
|
|
Acknowledgment by the trades person that he has public liability insurance and any relevant certifications eg- electrician, plumber. |
|
|
|
Full description of all labour to be undertaken |
|
|
|
Description of what materials are to be supplied by the tradesman |
|
|
|
Description of what materials are to be supplied by the Owners Corporation (if applicable) |
|
|
|
Description of work- finish, quality of the work |
|
|
|
Diagrams and measurements as applicable |
|
|
|
Start and completion dates. |
|
|
|
Name of the Owners Corporation person who will be liasing with the trades person. |
|
|
|
Total cost of the job and payment details - eg progress payments at what points. |
|
|
|
When and how the payment is to be received. |
|
|
|
Signatures and dated by both parties. |
