Welcome, New Residents of Orangewood!

We have many residents who are new to Orangewood.  We welcome you to our community and look forward to having you help us keep Orangewood a clean and enjoyable place to live.  Since new residents may be unfamiliar with our Rules & Regulations, here are some that you may not have been aware of:

Pets

Residents are responsible for all pets.  Dogs must not be more than 30 pounds in weight and must be on a leash when out in our complex.  Residents must pick up after their dogs if the dog makes a 'deposit' on our lawn.  Cats are not allowed to roam freely in the complex.  Violators will be fined.

Music

Music in our community must be played at a level which does not bother your neighbors.  Your music should not be audible more than two feet away from where you are playing it.  Loud music anywhere in our complex, day or night, will not be tolerated.  The Glendale Police Department (623-930-3000) will be called and violators will be fined.  Also, voice carry over the parking lots at night, so be sure that you and your guests speak softly so as not to disturb other residents in the complex.

Assigned Parking

We have assigned parking spaces in our complex.  Your parking space is the same as your unit number, not your street address.  Renters, if you do not know your unit number, ask your landlord for the correct parking space(s) for your vehicle(s).

Every unit is assigned two parking spaces.  Each parking space is for one vehicle only!  Do not park a second vehicle behind one already in the space. This creates problems for other owners trying to get in and out of their assigned spaces.  Violators will be fined.

All vehicles must have current tags and licenses and must be in operable condition.  Vehicles not meeting these requirements will be towed.  Do not drive on the lawn areas for any reason!  Since our parking lots are not equipped with drains, there is to be no washing of vehicles on our property.

Window Coverings

Windows must have curtains, blinds or other appropriate coverings on them.  No sheets, blankets, aluminum foil or other inappropriate covering is permitted.

Block Watch

Block Watch is very important to the safety of our community.  Even if you are unable to be active in the Block Watch program here at Orangewood, you can help keep our complex safe by being on the lookout for any type of activity requiring the involvement of the Glendale Police Department.  With 90 units in our complex, occasionally we get some individuals who do not have "being a contributing member of the community" in mind. Those of us who want to see Orangewood continue to be a nice, safe community should report any suspicious activity to the Glendale Police Department by phoning 623-930-3000.

Swimming Pool Rules

The Orangewood swimming pool is now open for the summer.  It is very important that all residents follow the rules for use of the pool.  We want this season to be a very safe and enjoyable one for all, and to that end--

* No one under 14 years old is allowed in the pool unless accompanied by an adult 18 years or older.

* The gate to the pool area must be kept locked at all times.  No one is allowed in the pool unless they, or a companion, has a key to the gate!  Anyone caught climbing over the fence or up on the cabana roof will be fined and lose their pool privileges for the year.  See your landlord for a key.  Replacing a lost key will cost $50.00.  Owners are responsible for their renters; renters are responsible for their guests, and any violations become the responsibility of the renters/owners.

* No glass containers may be brought into the pool area.

* Running, undue splashing, horseplay, spitting or profanity is not allowed.

* Throwing foreign objects (rocks, etc.) in or about the pool area is not allowed.

* Children of renters/owners may not have guests in the pool unless they are accompanied by an adult.

* Pool may be reserved for a party only with the permission of the Board of Directors (602-222-8510).

* Music is restricted to a 2-foot hearing radius.

* The pool is for the use of residents and their guests.   Ineligible, nonconforming or undesirable individuals are excluded.  Remember, residents are responsible for the behavior of their guests.

Keep Orangewood Clean!

You can help by picking up any trash/debris in front of and near your unit.  Do not leave bags of garbage outside your townhouse or next to your patio fence.  Take your mail to your townhouse or discard it in the dumpsters.  Do not leave mail lying around or on top of the mailboxes.

Place only garbage in the dumpsters.  Large items such as mattresses, dressers, water heaters, etc. must not be thrown into or placed near the dumpsters; they must be hauled to the city dump.  Thanks to our residents who take pride in our commuity, our individuals who pick up trash for us and our present landscaper, Orangewood has never looked better!

Farrmont Realty Group is our management company.  Call 602-222-8510 if you have any questions or if you have an emergency that needs immediate attention.  Ask for Patrick Downs, Orangewood Townhouse Park property manager.
