Fellow Homeowners,
Orangewood
has a new look! As you know, if you have been in our community recently,
the painting project has been completed. Every building (23 in all),
the pool and the north cabana storage areas, and the block wall which lines
the north and west sides of our community have a fresh coat of paint. We
mentioned in an earlier newsletter that we wanted Orangewood to have a
'modern' look, and it does. With the winter grass in place, Orangewood
is a very clean and attractive community!
Updates
Goodbye and
Thank you! We all will miss two very important people who have helped
Orangewood become the improved community that it is today: Don Peckinpaugh,
our outgoing property manager, and Connie Rogers, Board member.
Don has guided
our community through our Five-year Plan which was successfully completed
this fall. Thank you, Don, for everything you have done to help us
evolve into the community we are today! Because of Don, we fully automated
our lawn sprinkler system, resurfaced our parking lots, removed the old
siding from the units and replaced them with stucco, painted the entire
complex, and entered into a contract with a law firm which has resulted
in us collecting late fees, thereby greatly improving our financial position.
Don, we wish you the best in your future endeavors!
Connie, also
a big 'thank you' to you! Your contribution to this association has
been invaluable. You demonstrated the caring and pride that we would
like everyone living in Orangewood to display. Our community has
been a 'cleaner' complex due to Connie's tireless work. Not only
was she a very caring owner who kept her own unit sporless, but she also
extended that care to our entire complex. She was out at least once
a day, sometimes more, going above and beyond her duties picking up the
grounds and making sure that Orangewood was litter-free. We will miss
you and your contributions to Orangewood!

No Increase in
Fees
As we approach the end of the 2006 fiscal year, the Board is pleased to
announce that the assessment will not be increased for the upcoming year.
The monthly fee will remain $190.00
Your new coupon book with mailing envelopes will be mailed in December
2006. Your assessment is due on the first of each month and is delinquent
after the 15th of the month. Multiple payments may be made in advance
and are encouraged, particularly if you may be out of the area for an extended
period of time.
To ensure proper credit, always make your checks payable to Orangewood
Townhouse Estates HOA. Please include your lot/unit number in the lower
left portion of the check.
Welcome!
Welcome to our new property manager, Patrick Downs! Patrick will
be taking over the management of Orangewood for Farrmont Realty, our management
company. Operations and phone numbers will remain exactly as they
have been. Patrick brings a lot of energy and enthusiasm with him
and we look forward to having him work with us! One of the first things
we will implement is the numbering of the buildings, so that when someone
is looking for a particular unit, the owner/resident can tell them to come
to building number 5, for example. If you need to contact Patrick,

Annual Meeting
The annual
General Meeting will be held in February. A notice will be mailed to
every owner. Please consider serving on the Board of Directors. You
must be in good standing with the Association (current on all your fees,
etc.) and be willing to attend the quarterly Board meetings. The meetings
are held at Orangewood. This is a great opportunity to become involved
in the operation and direction of our complex. We have accomplished
most of our five-year plan, with the landscaping being the focus. Next,
we will be setting our goals for the coming year.
