| OUR SERVICES EXTENDED TO YOU Monument Builders, Inc. (MBI) caters to the developer in offering services to increase their tenant occupancy. We understand you require a contractor that will work with the client to meet their needs while maintaining your best interest in the property through quality. You will find the following services at your disposal. Estimating Services Our clients receive accurate estimate information for their project through all facets of the design process. Conceptual and schematic estimates are provided based upon the initial design with minimal criteria the client requires for a complete project. A detailed cost estimate is created once the client has chosen the direction they wish to pursue. This detailed estimate establishes the basis of procurement and project scheduling. Design-Build Services MBI works with the client to establish their construction needs. The Conceptual estimate is evaluated with the client, and requirements to assemble the design team are determined. MBI proceeds with selecting the appropriate architect, interior designer, engineering staff, and indoctrinate them to the current project plan. MBI then coordinates with the owner and design team as to create an accurate set of construction documents for the project to be built by. Our construction management service includes all of the aforementioned with exception to being an active participant in the design team. Value Engineering As the client modifies the design and details the project plan with MBI and the design team, the conceptual estimate is modified to reflect the revised costs for the project. Alternative solutions for materials and methods of construction are then presented to the client and design team for evaluation. Decisions are later reflected within the construction documents. General Contracting MBI�s primary objectives: - Select the right subcontractors and suppliers; - Establish a construction plan; - Organize the project; - Implement the scope of work required; - Control the construction process. MBI makes a commitment to the client by offering construction services for the project and abide by the detailed cost estimate and established schedule. MBI sets the pace of the project and uses the schedule as a motivational tool. MBI furnishes all material, labor, and equipment as identified within the contract documents. MBI also will coordinate all client furnished deliveries and installations as required. MBI provides cost estimates and all applicable information for client requested changes. Quality control and warranty services are provided as specified within the contract documents. |
