Conceptual Design

MBI realizes how overwhelming the design and construction process can be to most tenants.  A good number of tenants require assistance when space planning their new or expanding business.  Using standard models, MBI will aid the tenant in developing a functional basis of design.  This design will then be used to establish conceptual budget figures for the tenant to refine.  Further fine-tuning of the conceptual estimate will establish the baseline of information the professional design team will require.

Schematic Design

The design team can take the space study and cost allowances provided by MBI�s conceptual design and provide additional detail.  This initial schematic design enables MBI to start work with pre-qualified subcontractors and suppliers as to increase the accuracy of the estimate.  Depending on the client�s needs, MBI will supply estimates for each milestone phase of design as required in order to give the client an accurate cost model of the project.  Value engineering options are explored before extensive effort is made leading the project down the wrong financial path.

Detailed Estimate


With the inclusion of accepted value engineering options, the design team refines the contract documents to the point of completion required for accurate estimating and scheduling.  MBI will work with a select list of subcontractors and suppliers to provide competitive figures and schedules for each scope of work.  Bid packages are generated and issued by MBI.  These bid packages allow the client an easy format to review the results for comparison and selection.

Project Implementation


Cost modeling and client acceptance of design establishes the starting point for which MBI implements the construction documents.  Constructability reviews by MBI will aide with the identification of possible conflicts or errors as contained in the construction documents.  This effort by MBI will reduce the amount of changes due to errors and omissions by the design team.  Construction and procurement schedules are updated to reflect anticipated progress and material deliveries.  Quality is monitored on a daily basis as to insure the client is receiving the best possible product as specified within the documents.

With MBI, the client will work with the same representative from the preconstruction phase through the close-out phase of the project.  This is important as we at MBI strive to make every client a repeat one.
