CONSTRUCTION MANAGEMENT

Monument Builder�s Inc. will collaborate with or enhance the owner�s in-house resources to evaluate and find the process that blends best with their corporate structure.  This will assure the balance in the demands of your business operations as we maintain your best interests in the overall project.  Our collaborative approach assures the owner of seamless service throughout all phases of the project.  As a result, MBI is enabled to provide a high level of services to our clients in a manner tailored to suit your project in the most cost effective means.

OWNER�S REPRESENTATIVE

When brought on early enough, MBI as an Owner�s Representative can compliment the Design, Preconstruction, Construction, and Closeout Phases of the project.  Unlike the role of Construction Manager, as the Owner�s Representative the Architect is responsible for document generation and distribution.  The Architect is also responsible for on-site Project Meetings.

Design Review

We provide the owner with an evaluation of the current design and possible value engineering solutions in order to achieve your budget.  A preliminary Project Schedule is generated to provide time constraints for all phases of the project and give the owner a schematic cost projection of when funds will be distributed.

Procurement


MBI will manage the bidding and selection of the General Contractor, client-purchased equipment as well as third-party services.  We provide the owner with the guidance to develop contract language necessary to insure that their overall interests come first.

The owner may wish to direct purchase materials from vendors or services from contractors, MBI will review the project delivery options, form a qualified bidders list, and proceed with the bidding process.  The owner is given a comparative analysis of bids.

Administrative Services

We facilitate scheduling, financial tracking, jobsite dispute resolution, contractual compliance and quality assurance.  MBI will insure that construction is proceeding in accordance with the contract documents, and guard the owner against defects and deficiencies in the work of the contractors.

In order to indemnify good cost and scheduling control, we will oversee the change order processing, approval system, project files, and see to it that the system is strictly adhered to. MBI will manage the progress payment system to insure that all the appropriate parties are following the procedures as outlined by the owner.  As a part of this process, we review the payment application and prepare recommendations for all invoices.
