Progress and Quality Procedures

MBI will oversee the compilation of the owner�s project files and will manage any project audit the client wishes to perform.  All progress reports are included in our service and are presented to the owner with scheduled frequency.  At the end of the project, MBI will catalog and turn over the project files to the owner for their use.

As the Owner�s Representative, MBI will be responsible for the communications and coordination of the construction team.  We do this by establishing protocol for all parties to abide.  As a part of this service, we attend weekly owner review and progress meetings with those resources involved with the construction.

We coordinate all construction activities with any other ongoing operations of the owner at the jobsite.  This includes the management of utility shutdowns, traffic and staging requirements, and owner occupancy.

MBI manages the quality assurance program and verifies that all required testing and procedures are performed as outlined by the design team. 

We monitor any disputes that may arise and see to it that the resolution does not negatively impact the project.  MBI�s approach is for quick and informal resolution.  If it becomes necessary, we will lead the owner�s effort in coordinating formally with legal counsel.

Closeout and Warranty

MBI will monitor the punch list procedures and status, and expedite the substantial completion inspections.  MBI will coordinate transfer of the property over to the owner and assist with owner move-in.

We will review all contractor and subcontractor turnover materials and verify their compliance with the contract documents.  All as-built drawings, operation and maintenance manuals, warranties, and attic stock shall be collected by MBI.  We verify the accuracy and turn the materials over to the owner for their use.

MBI oversees equipment operation and maintenance training courses for the owner�s engineering staff.  If the owner decides to contract maintenance, we will assist in finding those resources and developing the appropriate agreements.

For a period of one (1) year, MBI will assist the owner in the resolution of any equipment and facility warranty claims.

MBI Owner�s Representative work would include:
- Review the Project Schedule supplied by the General Contractor;
- Monitor schedule performance and identify long lead items;
- Review plans and specifications;
- Assist the Architect with bidding and recommendations of award;
- Review and track submittals, requisitions, and change orders;
- Expedite development of schedule recovery strategies;
- Provide third party estimating and cost accounting as required;
- Attend Project Meetings held by the Architect;
- Provide site supervision to monitor daily construction activity;
- Assist the Architect with punch lists and Project Closeout documents.

CONSTRUCTION PROJECT REPRESENTATIVE

With MBI acting as the Construction Project Representative (CPR) the owner is provided with a limited amount of services necessary to meet their project goal.  This range of service provides the owner with representation during construction.  Preconstruction services are not usually included.  This type of service is recommended for owners with direct contracts limited to the General Contractor and Architect only.  Also, the Architect would be required to provide extended services including regular, on-site representation.

Services provided by MBI under this type of agreement would include:
- Site supervision to monitor daily construction activities;
- Attend Project Meetings held by the Architect;
- Assist the Architect with punch lists and Project Closeout documents.

The owner may choose to include some services associated with Owner�s Representative description and MBI can accommodate this as required.
