DEVELOPMENT PLANS


Planned development of the Integrated Industrial Development Center, the very basic concept of the Central Government is given due importance.


PROPOSED LAND AND ITS DISTRIBUTION


The proposed Integrated Industrial Development Center shall comprise land area admeasuring 50.936 acres under development program. The availability of land for allotment to industrial units and development of industrial infrastructure and other social and commercial amenities/facilities etc. shall be as follows.

Thus as indicated above approx. 32% of the total land measuring around 6.81 hectares is proposed to be reserved for development of various industrial infrastructures viz. roads, power sub station, water storage tanks, drainage, telecommunication and earth and environment protection plantation and social forestry etc. as also for the development of commercial complexes. Administrative and Govt. office buildings, banks, post offices, kiosks, bus stand, public conveniences etc.


PROPOSED INDUSTRIAL UNITS


It is estimated that approx. 300 small and tiny sector units may be allotted industrial plots at the proposed Integrated Industrial Development Center. Besides which there will be 5 commercial plots and 2 sheds.


Average land requirement of the tiny sector industries is considered at 5000 sqft and thus 300 plots have been earmarked for exclusive allotment the tiny and small sector industries. Commercial plots will also measure 5000 sqft but would have strategic locations. The five sheds will measure 25000 sqft together.


It is proposed to promote all types of industrial units at Integrated Industrial Development Center Manasa. In view of the danger to the local underground water resources as a matter of policy highly polluting chemical industries and other hazardous chemical processing unit shall not be encouraged. In view of the unlimited availability of water resources unit based on large water requirement shall be encouraged.


Engineering industries, ancillaries to various other textile mineral, steel and food processing industries/manufactures from nearby industries besides plastics & rubber, bulk drugs & pharmaceuticals, electrical & electronics, food processing, packaging, textiles, hosiery, cotton ginning and pressing, yarn twisting and crimping sizing & processing including dyeing of yarn and fibers small mechanical and metallurgical industries shall be promote and given preference.


The well established Industrial centre comprising of large industrial units in other parts of the district (viz. Jawad) is in closed vicinity to the proposed site of IIIDC where number of large and medium sizes units have already commenced production.


The ancillaries and service units to these large units already existing at the proposed location may be conveniently set up at the proposed IIDC. Further huge availability of the agricultural produce from the district will provide a big boost to the development of numerous food processing units. Besides, the nearby availability of industrial raw materials, intermediates and components can be an added advantage for the new units.


Indore city is just 206 km away from the site which is established market and has business operations to all other markets of the country thus marketing of products from new units being set up at proposed center shall be easy.


Further, in the announced industrial policy the state government has offered several financial incentives, concessions and tax benefits to the new industrial units being set up in small scale more particularly at growth centres, which shall also lead to additional advantage to new units coming up at proposed IIDC.


EMPLOYMENT GENERATION


As described above it is estimated that around 300 tiny small-scale units may be coming up at the proposed IIDC. Thus, there will be approximate capital investment of the order of Rs.150 crores.


Further assuming average employment of 20 persons in the small and tiny sector units total direct employment likely to be generated shall be for 6000 persons.


SCHEMATIC PLANNING FOR INFRASTRUCTURE FACILTIES


Development of various Infrastructural facilities has been planned in such a way that all industrial units can have easy assess to common facilities and are commonly benefited.


Internal roads of the estate with link roads to the main approach roads shall be constructed of various sizes in the entire area with asphalt work. Drainage line shall be constructed along the road side and shall be running from all the plots. Water reservoir and distribution pump houses shall be constructed at convenient places to provide water to all industrial units at optimum pressure. Housing stocks shall be placed behind the area away from industrial pollution and nice and shall have direct approach to the commercial complex and common utilities blocks.


Commercial facilities and common utilities service center shall be constructed on main roads and shall be assessable to all the industrial units situated on either side of main state highway. Public conveniences and drinking water arrangement shall constructed in the entire area at suitable places.
