THE FUTURE VISION (Harbor Centre)


Area 2
Boatworks

Retail marina operations including boat storage, repair, sales, and custom manufacturing will be established west of the South Eighth Street bridge by acquiring and converting existing industrial space. The phased development will also include expansion of historic custom woodworking operations, the increase of transient and charter docking, and rehabilitation of the Indiana Avenue historic commercial district.


Area 3
Business District

Immediate restructuring of the downtown retail shopping area will include new streets and parking, rehabilitation of historic retail buildings, and streetscape improvements. Future redevelopment of the south end will feature a prominent mixed-use office complex and parking ramp. Other improvements will include expansion of the John Michael Kohler Arts Center, conversion of the Sheboygan Theater into a performing arts center, and commercial and residential development of the river front.


Area 4
Harbor Centre Entrance

This short-term project will involve construction of a signage system designed to greet and direct visitors to Harbor Centre from I-43 and Highway 23 along Kohler Memorial Drive. Landscaping, lighting and signage improvements will establish Kohler Memorial Drive as the primary entrance to Harbor Centre.


Area 5
Historic Neighborhood

This area includes the phased rehabilitation and preservation of the historic neighborhood that adjoins the North Marina District and riverfront area. This unique neighborhood includes housing types that range from simple 19th century "Sheboygan Style" houses to elegant hilltop mansions.


Area 6
Lakefront


The phased development of North Point Park and the scenic drive between the North Marina District and Vollrath Park will include a new bicycle trail/jogging path along the lakefront, natural beaches, scenic overlooks, and a point of interest focused on the unique geologic formation at North Point.


Area 7
South Marina District

The long-range vision for Harbor Centre focuses on the potential construction of a new south breakwater, an 800 to 1,000 slip marina, a new boat launch area, and an excursion boat docking facility. The optimum future land-based development scenario related to this marina would include a major hotel, a mixed-use riverfront commercial district, and a high-density residential development with private marina and park facilities. In the short term, with aesthetic controls, commercial shipping operations and commodity storage would continue in this area. Portions of the property could be used for expanded charter dockage, boat launch facilities, and boat storage facilities. The existing breakwater fishing area could be expanded to include additional parking and a fish cleaning station.
