  1. Make sure your credit history is correct. One out of four has incorrect information on it. Make sure you order your credit report from each credit bureau. One of them had all the correct information for me. Another had 14 accounts that belonged to my father. The other one had two accounts that belonged to my father.
  2. Get pre-approved for a mortgage. Do a sanity check on the amount they approve you for. If you bought a house at the maximum that a lender would approve you for, odds are you wouldn't have enough money for the little things ... like FOOD!!! In other words, subtract at least 10% of the amount the lender approves you for.
  3. Start looking for a house in your price range. Do NOT look at houses above your price range. Trust me ... you'll get frustrated.
  4. When you find a house you like, keep looking for a couple of days at least. Don't let an agent or the homeowner pressure you into signing a contract immediately. If you still like the house after looking at others that were similar, go ahead and make an offer. Make sure you leave yourself a way out of the contract ... such as pending favorable home inspection, financing, etc.
  5. Make sure you keep checking the mortgage interest rates. If they drop, most lenders will allow you at least one free float down before closing.
