Security Deposit

The security deposit amount specified in your contract is necessary to hold the dates of interest within a week of the contract being sent to the contact.  Specified deposits should include the following extra deposit fees. $100 extra is necessary if the party wishes to bring 1- 2 pet(s) or there will be more then 10 people. If both rental contacts are under 24yo, a deposit of at least $500 is necessary. Parties returning for subsequent visits who left the place in good condition during their last visit will not require a deposit exceeding $300.

Deposit monies will be put into a trust account and are not taken more than 6 months in advance of the date of rental. Security deposit return checks will be mailed to the address the contact has given between 1 and 3 weeks of rental departure. We are not interested in charging renters for insignificant problems or repairs, but do wish to protect our property. If a claim is likely to be made toward some part, or all, of your deposit you will receive notification within 3-10 days of departure detailing the problem.

Cancellation of Agreement

After an agreement has been made, should the rental party in this agreement find that he/she/they are, for whatever reason, unable to use the time period detailed in the contract and must cancel the following policies apply at the point where written notice of cancellation is given. Prior to 4 weeks in advance of the time of arrival, all but $100 of the security deposit and all rental fees which have been paid may be refunded or used toward another time period of the renters choosing, provided that there is availability.

If between 2 and 4 weeks notice of cancellation is given the full amount of the rental is refundable or transferable to another time but $150 of the security deposit is forfeited. The rest of the security deposit may be applied toward another time period only if the entire original time period is rented by another party. If the original time period is not at least partly rented by another party, $250 of the deposit is forfeited. Any money paid toward the rental may be applied toward another time period, upon receipt of another security deposit.

Cancellations given less than 2 weeks prior to the arrival time of this agreement necessitate the loss of the full security deposit. Should the period in question be rented in-part, or in-full, by another party some of the security deposit may be transferable to another available time period or a rental discount toward another time may be given at the digression of the property owners.

If for whatever reason, the owners of the property must cancel or modify the rental period, up to the entire deposit and rental fees are either transferable or refundable and a discount toward another timeframe may be offered. Such a cancellation would likely be the case only if an unexpected and unavoidable problem arose with the property. Every effort would be made to rectify the situation to the best advantage of both parties without cancellation of the rental. The owners are not responsible for any refund in excess of the amount of the deposit and rental fees.

Terms of Usage

Occupancy

The rental contract is for between 2 and 11 persons unless otherwise specified in the contract. More persons found staying at the Chalet at any one time, including any part of the term of the rental without prior agreement may cause a forfeit of the deposit.

Smoking

Smoking inside is allowed ONLY in the kitchen/den area. All other areas of the house are nonsmoking, this includes ALL bedrooms, bathrooms and hallways, the living room/dining room and the hot tub room. Of course, outdoors on the deck and the garage are always available for smokers. If most of your party are nonsmokers and would prefer to further limit smoking, the deck and garage may be the only places available for smoking. The smell of cigarette smoke found in ANY nonsmoking area will be considered damage in excess of normal wear and tear, and the extra cleaning necessary will be reflected in the amount of deposit which is returned. Cleaning cost for smoke in nonsmoking rooms can be up to $50 per room.

Drugs/Guns

Illegal drugs are not allowed in the Chalet.

Firearms or controlled weapons of any kind are not allowed anywhere in the Chalet or the garage. This regulation stands, regardless of permits to carry. (Sorry, it is as much our right not to have guns in our house, as it is other peoples right to have guns in their houses.) Those who wish to hunt, we will find a way to work this out, we do have a shed.

Pets

Pets are allowed if agreed to in advance and additional deposit is given.

Food

There may be some unopened items of canned food, boxes or bags of snacks in the cabinets or the freezer. Feel free to use or leave such items behind. Opened boxes, packages, or leftovers, and especially perishables, should be removed, before leaving the property.

Cleaning

Please strip beds and leave dirty sheets and towels in a pile in each bedroom or in the laundry room. If you are nice enough to wash some sheets and/or towels please leave them folded in a pile in a central area or in the room they came from. It is expected that sheets and towels will need to be washed, the bathrooms will need to be cleaned, the Jacuzzi room wiped down, and the kitchen floor may need to be washed at the end of each rental. A couple of clean dishes, in the strainer excluded, all dishes should be clean and put away. A full load of dishes left in the dishwasher could bring a charge of $10. Opened food items should be removed from the fridge, and cabinets. Any excessive cleaning will be reflected in the amount of deposit which is returned.

Trash/Recycling

Kitchen garbage bags are located in the closet off the kitchen. Large garbage bags are on the shelf in the laundry room. There are a trash barrels in the garage. All baskets should be emptied upon departure, and placed in, or near the trash barrels. Recycling is encouraged for clean glass, plastics and cans. Clear plastic bags can be used for recycling and can be found in the closet off the kitchen.

Water Usage

The well may not be able to handle large volumes of water use at one time. Larger groups of 10 or more will likely need to conserve water, and shower in shifts at different times of the day or night. You will know if you have exceeded the wells capacity because the water may come out brown and gritty looking or you may loose pressure entirely. If this happens do not use any water for 3-6 hours and it should replenish itself, if you run more water, hoping it will get cleaner, it will only take longer for the water to be replaced.

Wood Usage

Firewood is supplied at the chalet for your use. We do however not expect that a party will use up more than a quarter of a cord. If we find the wood pile very diminished after your stay you may be charged for excessive wood useage. We have to pay $200 per cord, so any excess on your part will be based on this figure.

Barbecue Grill

The grill on the deck is available for use. If you use the grill, you should also clean the grill. During the summer we try to keep the gas supplied, but during the winter we do not use it and do not supply gas once it runs out. If the grill is found to br a mess upon your departure there will be a cleaning fee.

Damage

Any damage of property determined to be in excess of normal wear and tear will be reflected in the amount of deposit which is returned. This includes missing items or negligence on the part of the renter. Negligence would include such actions as leaving a window open in the winter, causing pipes to freeze and/or the heat to be wasted.

Disturbances of the Peace

The house is way back from the road and away from other houses, it is difficult for any neighbors to be bothered by what is going on in the house. However unlikely it is, if the local Police somehow become involved in a disturbance at the property during your stay, your deposit will be held. The deposit may be returned if any damages to persons or property are found not to have occurred, or if the owners are satisfied that the situation has been rectified.

Personal Property

The rental party agrees to hold the owners harmless for any damages to the renters personal property or for any accident that may occur to any member of the rental party or visitor to the property during his/her occupancy in or on the property, or for any articles left in or on the property. However, the owners will make an effort to return lost items if they are recovered.

Skis/Snowboards/Boots

Skis and snowboards should be kept either outside, in the garage or inside the main entranceway of the house ONLY. Clean skiing & snowboarding boots may be carried into the house but should not be worn anywhere other than the main entranceway.

Hot Tub Rules

  1. DO NOT STAY IN FOR MORE THAN 15 MINUETS AT A TIME! Cool down completely before returning. Overheating can easily occur!

  2. DO NOT HOT TUB ALONE! Company is more fun anyway!

  3. NO GLASS allowed in the hot tub room. Beverages may only be in plastic containers or cans. Eyewear should be left outside (it will only fog up anyway)

  4. NO SPLASHING! The water level is critical to the operation of the hot tub. If water is displaced it is replaced with cold water. If excess water is lost at one time the flow will be interrupted and the system will shut down.

  5. NO HORSEPLAY!

  6. Children and teens 6-14 years old allowed in the hot tub or tub room ONLY with adult supervision in the room. Children under 6 years old ONLY allowed in the hot tub (or the room itself) within an arms reach of a parent. If children under 15 are in the house the room should remain locked unless it is in use by an adult.

  7. NO POOL TOYS ALLOWED. Despite its size, this tub is not a swimming pool! Flotation devices are also forbidden.

  8. Persons who have seizures, heart conditions, are pregnant or have any other ailment which may become dangerous in a hot tub should consult their doctor before using the hot tub.

  9. Persons who are too drunk to drive are also to intoxicated to hot tub safely. Have your next one upstairs by the fire (but don’t burn yourself either).

  10. Any other rule you can think of that would keep our lawyer friend happy and your party safe on their vacation, please go with it!

Hot tub Maintenance Agreement

Parties who wish to use the hot tub must also agree to assist in the maintenance and operation of the system during their stay. Failure to attend the maintenance could eliminate use of the hot tub for the remainder of your stay, and put your security deposit in jeopardy. This includes, but is not limited to the following items.

1.   Be sure that all persons are following the rules for the hot tub.

2.   Maintaining a proper water level at all times to ensure proper flow of the skimmer system, thus ensuring the circulation pump does not burn out. Leaks in the system seem to create themselves over time. Any leaks, which would make maintaining that proper water level difficult, should be brought to the owners attention as soon as they are discovered.

3.   Keeping the hot tub covered when not in use.

4.   Use the fan (comes on with the switch for the fish lights) when the tub is in use to vent steam and avoid buildup of moisture on the walls. (Cracking open the window during usage may also be necessary)

5.   In the event of a failure, or an unusual noise, you must shut down the unit at the circuit breaker and contact us immediately. This will insure that the hot tub can be repaired as soon as possible and that costly damage does not result.

Computer Directions/Guidelines

We are working on getting the computer hooked up to the internet, directions for log on will be at the Chalet, next to the computer. Please be careful with the computer. If we have to reconfigure the computer because of what we view as ‘neglect’ (willful or otherwise) after you leave this will be considered ‘damage in excess of normal usage’ and you will be charged a ‘computer cleaning fee’ of up to $100.

If you have some software you may need to do your work (or the kids can’t live without) that you wish to load, please let us know ahead of time. Unless it is AOL its probably OK, just let us know ahead of time. You will only be able to get e-mail that is Web based at the Chalet. Have people contact you through a Yahoo, Hotmail or other such account, if this is necessary, during your stay.

Computer Rule #1--DO NOT load AOL onto this machine!  America-on-Line’s install overrides all existing network protocols and will not replace them if you “uninstall” AOL. If Stephan has to reconfigure our network protocols there will be a $50 ‘computer cleaning fee’. Don’t worry, you will still be able to surf the Net like the rest of us, you might even find you like it better.

Please do not put any of your personal files on our hard drive that you do not delete before you leave.

Keys

Arrangements for keys or leaving the place opened on the particular day of arrival will be determined the week before arrival.

Fireplace/Woodstove

The fireplace has a metal flew lever in the middle of the firebox which needs to be opened (push upward) to let the smoke out, and closed after each use, so not to create a draft. No fire should be left unattended in the fireplace. Be sure all fire, and any coals are completely out, and the flew closed before going to bed, or leaving the chalet.

The woodstove is a little more forgiving, once going. Coals will burn and keep the upper floor toasty for several hours on only a few logs, especially, if the lid is on, and the air vents are partly closed. We suggest closing both doors to the living/dining room overnight for the best heating effect. If someone feeds the stove partway through the night, the upstairs will be toasty in the morning. This is especially useful if the electricity goes out due to a storm.

Phone/Cellular/Pager info

The phone number at the chalet is 802/464-3271. There are 3 phones in the house, the one in the upstairs hall has an answering machine. The message says that they have reached Stephan & Bonnie’s place (if the power has not gone out lately it is the machine default message). Feel free to tell your callers to use the machine. Other phones are in the kitchen and the master bedroom. Local phone calls are free. Long distance calls may only be made by using a calling card or other 800 numbers.

Cellular coverage in the area is spotty and only works in a few areas of the house. The dining room, next to the sliding glass doors is your best bet. Full signals are available around town. Pagers may not get signals either.

Parking

The Chalet driveway is very long, and there is normally room at the house end of it to park up to 6 cars without blocking people in, if they are parked well. The winter posses a special problem with snow removal, so we like to know how many spaces a party will be needing so we can instruct our plow man.

Washer and Dryer

The washer and dryer are available for use of all renters, but dryer sheets and detergent are not normally provided. One towel per person is provided with hand towel and wash cloth. Loads of towels may be washed if desired. The washer has a very large capacity, but the dryer is not. Full washer loads should be dried in 2 batches or the dryer will not work properly.
