APPROACH

The first step in this exciting process is to choose a site that meets your requirements. Factors such as the neighborhood, schools, parks, taxes and location are imperative and need to be decided upon. The neighborhood will also dictate the size of the home and perhaps other requirements or restrictions. It is important to know if there are covenants and an association to follow.
Site selection does not need to be done alone. I can assist you in this process. Together we can discuss site restrictions, grading, views and possible access to the site. My goal is to fully optimize your house to best fit and respond to the site.
Once you have chosen the site, it is beneficial at this time to acquire a plot or topographic plan to best analyze the site. Issues such as setbacks, maximum allowable building footprint and other factors are discussed and noted. The next step is to meet with myself and allow me to understand your expectations, desires and planning ideas. At this point I will absorb this information and begin to develop some of my own design ideas. The design begins with listening to you, but also rely on collective years of design and building experience. An exceptional design not only meets all of your requirements, but also can be built within your budget. I then will develop a preliminary plan that shows the layout of all floors and a print of what the front of the home can look like. At this point we don't want to be overly concerned about the front because we will have many opportunities to refine it (and even change the style if necessary).  I will give you an overview of the design and solutions. The plans will include room names and functions, room sizes, door and window placements and the overall square footage will be known. The front elevation print is presented to you to give us all a sense of the style, proportions and scale of the home. Materials, colors and even window configurations can be easily changed and refined.
After this meeting we give you the opportunity to reflect and absorb what we have created. We ask that you take the prints and spend a few days reviewing. As you come up with new ideas and questions, give me your input, as I can incorporate these in our next meeting.
In our next meeting we will review the resolutions of our last efforts, relate changes and modifications. The presentation material will include more refined floor plans and elevations. Preliminary discussion on building materials and selections will take place. The amount of meetings after this point vary, but I want to assure you that I will spend the necessary time and effort to achieve your design goals.  Once I receive your approval on the design I prepare a "Construction Set" of drawings. These drawings have enough detail for the builder to send the job to bid, or for you to acquire bids if you are going to be the General Contractor.
