All these factors and more are why I have chosen to focus upon owner-occupied rental housing for this project. Unlike the typical condominium development, I can socially justify the slower progress rental housing redevelopment provides for an area and the restoration artist. And, I know I literally must become a restoration artist in order to retrace steps headed toward the past, and, to move this property properly back into a viable and unrequitted rental housing market. It needs to be done right, and even better than it was ever done in the past in order to meet in the end the financial numbers that make sense enough so that the benefit of well maintained rental housing can be realized.
The following pictures demonstrate the current condition of this property as it was allowed to depreciate by no doubt numerous absentee slum landlords. It also demonstrates how the lives of the people who once lived in this building were permitted to fall into ruin. It also demonstrates what needs to be done to bring back the life that once, a very long time ago, flourished in this urban neighborhood environment.
