| An Inspector can be hired by either party, and in some cases both parties to the sale contract. The inspector's job is to provide the assurance that the property and its majjor systems are in good shape and functional. |
| An appraiser can be hired by either or both parties to make sure that the price offered is within the range of the values of homes sold in teh area. This individual is licensed by the stae of issue. |
| A property insurance agent will be responsible for providing mandattory structural coverage, which will pay off the mortgage in the event the structure is destroyed or damaged. The insurance company is actually insuring the mortgage company, but it a homeowner's responsibility to make the payments for the coverage. Your lender will want to know the contact information for your insurance agent and will want your policy nuber to verify coverage. |
| Title Closers make sure that the Seller can relinquish a clear and marketable deed to the Buyer. The company does a search to determine liens and encumbrances against the property which may cause problems with the transfer of the deed. They provide an insurance policy on the deed to the property to insure the mortgage company's interest in the property, and to prevent liens from being transferred to the new owner. The title company will issue funds from closing proceeds to cover all amounts due against the property, including the Realtor's fees. The title company makes sure the complete transaction is performed "at arm's length," so that neither part directly pays the other. |
| Sellers will need to contact their insurance agent to cancel the insurance civerage, effective on the closing date. The Buyer's policy will become the policy in force upon delivery of deed. |
| Contractors may be hired by either party at any point before, and sometimes after closing to repair appliances, paint, the roof or other structural elements. These items are usuallly agreed to when an offer is made and accepted. |
| Movers can help Buyers and Sellers transfer their belongings safely from one location to another, and many offer extended term storage services. The more valuable your belongings are, the more you should consider using a mover, rather than risk damage from packing and moving yourself. Movers can also insure your belongings for the duration of the move. |
