Preparing your Home to Sell
Remove clutter. File the bills and paperwork we all gather, and keep surfaces as clear of nonessential material as possible

Keep pets penned or outside when your home is being shown. If possible have your pet stay with a friend or neighbor. Also, make sure that the interior and exterioor of your home are free from pet odors.

Place valuables out of sight at all times.

Remove all jewelry, firearms, coins or high value collectibles from your home. Place these items in a banks safe deposit box, or a moving company storage vault. This is inexpensive and also helps you get readt for your mvoe, by having these items ready to go ahead of time.

Less is more. pack collectibles and as much clothing as you can beforehan. This helps you in two ways. First, you get some of the packing done ahead of time, and second, your house will look larger.

I'll work with you to help you stage your home, so it looks as spacious as possible.
Crunching the Numbers
Selling your home is more than just setting a price. It is knowing that at a certain price, you will take more or less time to sell your home.
More than this, it is understanding that you must meet certain criteria to sell. For instaacne, you must be able to deliver clear and marketable title to the Buyer,. I  will help you do this by geting the data ready to show that you will have no issues like a hidden lien against your property.
I'll also provide a market analysis of your neighborhood, so you will have an idea of what you can expect your home to sell for.

You will receive an estimate of your portion of the closing costs, and the net profit you will receive at sale. Remember this is an estimate,a nd your Realtor will go over those things that can change

You can speed up this process by getting your closing package and current mortgage statement ready for your Realtor to review.

As your Realtor, I  have a great number of resources to help you market your real estate in its best light. Studies prove this out. Over 90% of For-Sale-By-Owner homes end up being listed with a Realtor, before they are sold.

Realtors understand the market dynamics and can help you get the best price for your home. I will work with you as a partner, because it is in our mutual interest to make sure we get the best selling price. .

Your listing will be handled by someone with specialized and ongoing education, when you use a Realtor. Your Realtor studies market trends in your neighborhood, to help you understand the values for real estate in your area.

When you use a Realtor, you get more of your time and life back, too. Owners who try to sell their property have to put up with a lot of inconvenience. They must hold their own open house tours, show their homes at odd hours, and will receive calls at all hours while trying to get their homes sold. Trying to sell your own home exposes you to the chance that you will say or do something that will cause the loss of a buyer. Using a Realtor as an intermediary removes you from having to answer questions about your home which might cost you money, or worse yet, the sale of your home.

Realtors produce materials to help your home sell, and understand the power of properly placed advertising and marketing tools. In the end, the average seller actually makes more by using the services of a Realtor, than by going it alone.
Each home and neighborhood has its own unique qualities. Your Realtor will provide you with tips to help you prepare your home for sale.

Common in preparation strategies you will find the following:
- Comparative Market Analysis
- Estimated Sale Proceeds to Seller
- how to prepare your home for Sale
- Description of the Listing to Closing Process.
- Seller resources to make your sale go smoothly
