Apartments either not insulated at all or not adequately insulated. Large utility bills mostly because Tenants are air-conditioning the outdoors. The apartments, especially the uppers, are "hothouses" and the air-conditioners must run constantly just to keep the temperature at tolerable levels in the summer.
The first evidence of the complacent, condescending, contemptuous, anti-tenant Royal Parc sentiment towards its tenants becomes rapidly apparent ... in the fact that Royal Parc Rental Office personnel refuse to ever answer the phone during normal business hours, when they are in the office doing absolutely nothing. This was never ever the case with the prior owners and property management team which left seven months ago. Royal Parc management not only refuses to take tenant's phone calls, they never respond to the voice-mail messages tenants leave when no one answers the phone. Out of the last seventeen (17) calls this Tenant has made to the Royal Parc Rental Office during normal business hours, NOT ONCE would any office personnel ever answer the phone. Out of the last seventeen (17) calls this Tenant has made to the Royal Parc Rental Office during normal business hours, NOT ONCE would any office personnel respond to the voice-mail message that was left. In fact, on the last occasion, after calling and getting only a voice-mail message, this Tenant immediately darted over to the Royal Parc Rental Office to see if the office was really vacant (it was only 2 minutes away). There he found a rental agent idling her time away, doing absolutely nothing, at 2:30 on a Thursday afternoon (She was putting on make-up). She patently refused to answer the phone even though she was NOT busy, she was doing absolutely nothing (related to her job). It's unprecedented to have an apartment rental office so totally and permanently out of communication with the tenants. It demonstrates the complacent, condescending, contemptuous attitude which Royal Parc Apartments - Miles Properties Inc. has for its tenants. It speaks volumes about how ineffective this management team is guaranteed to be in helping its tenants.

No sound insulation whatsoever, resulting is loss of privacy. Chince paper-mache walls and wood floors. You can hear every sound outside, next door and downstairs, as though the walls and doors were only separated by screens.
Top-floor apartments are hotter than Hades because of the lack of insulation. The attic is a virtual furnace all summer, at about 140 degrees. That turns the apartment walls and ceiling into virtual radiators. In turn, that causes the thermostat to blink on and off (mostly on) constantly. In turn, that results in outrageous utility bills. Those utility bills are especially outrageous and angering because the tenant is paying a fortune to live in an apartment that scarcely feels air-conditioned at all. Typical upper-level apartment is quite hot and quite expensive utilities-wise.
All wood floors squeak so badly they drive Tenants to distraction. The floors squeak even when my tiny kitten walks across the floor. Every square inch of these floors squeak. In one known instance, the state building inspector declared the floors unsafe. They had to be repaired before tenancy was allowed. In another case, the floors were so annoying the tenant moved out three (3) days after moving in, saying the squeaky floors drove her nuts. She was incredulous how anyone could stand such noise for more than an hour.
Swimming pool frequently closed on hot summer weekends. No legitimate explanation given. It's part of the impudence of the management mentality here ("You're not entitled to an explanation -- the pool is open at our discretion").
Cars frequently towed away for no valid reason. No notice given. No notice required for such actions according to the lease terms. Tenant erroneously told they may not offset the rent or sue in court to recover damages for cars wrongfully towed by Royal Parc Apartments - Miles Properties Inc., under the terms of the lease. No late-night swimming in the pool . . . by order of the Royal Parc Apartments - Miles Properties Inc. Gestapo and Supreme Chief Commandant, Royal Parc Apartments - Miles Properties Inc. President Daniel J. Miles. (One reason they call this the "The Royal Parc Penal Colony.") Management assumes Tenants are mindless inmate imbeciles.
Many people enjoy the peaceful quiet of the evening, when the kids are not in their `bedlam' mode. They enjoy late-night swims because in this part of Florida the summer nights can be so hot and steamy and sticky and a leisurely swim cools things down and soothes the body and the soul. It's what pools and Florida are all about. Many people will not live in a complex that has no pool. It's one of those few small creature pleasures that hard-working moderate-income people dearly enjoy ... or at least, try to enjoy.
The hard-working people . . . the ones who work the hardest, work the longest hours and are paid the least . . . the hard-working people who live here usually work 6 and 7 days per week -- 10-12 hour days, not the cushy 'Banker's Hours' that the 'Daniel J. Miles' of the world work. For the hard-working people who live here, late evening swims would have been the only real access they'd have to the pool. But Royal Parc and Miles Properties Inc. President Daniel J. Miles have demonstrated beyond all doubt . . . they don't give a tinker's damn about . . . the hard-working people who live here. It's what pools and Florida are all about . President Daniel J. Miles has HIS sumptuous quarters and that is all he cares about in the total scope of his gluttonous, mercenary little mind. He's locked-in tight with HIS elegant, elaborate, fashionable life-style of opulence and luxury. And that is the total scope of his opaque, complacent World View. It demonstrates the complacent, condescending, contemptuous attitude which Royal Parc Apartments - Miles Properties Inc. AND President Daniel J. Miles have for their tenants. It speaks volumes about how ineffective this management team is guaranteed to be in helping its tenants. It's a Barbaric practice ... authored by a complacent, condescending, contemptuous authoritarian, Royal Parc and Miles Properties Inc. President Daniel J. Miles, who routinely bites the hand that feeds him and never gives it a second thought.
The fact is, there is not one single legitimate reason for closing the pool at 9:00 PM. We have spoken with numerous pool experts who adamantly assert that late-night swimming hours would have absolutely NO adverse effect on the pool cleaning & filtering process. There's simply NO valid reason or purpose being served by such a policy. It is the product of a malignant mind and control-freak malevolent attitude that is determined to arbitrarily enact and enforce this ANTI-TENANT policy.. It is and always has been a "swim at your own risk" arrangement. There is no oversight during the day. That is a certainty. There are no life-guards manning the pool at any time. The security guard said the pool is fully lit-up every night, all night long even though it is closed. So there'd be no added electrical expense.
It wouldn't cost Royal Parc Apartments - Miles Properties Inc. a red cent to keep it open. But when one tenant complained to Royal Parc Apartments - Miles Properties Inc. President Daniel J. Miles about the ridiculous pool hours, Miles sent him an eviction notice less one (1) day later. This is an extremely condescending, contemptuous, vindictive, authoritarian landlord with a malevolent, trigger-happy malicious attitude, who doesn't hesitate to retaliate, regardless of the law prohibiting it. Apparently, Royal Parc Apartments - Miles Properties Inc. is exceptionally confident it can sandbag a court into believing its actions are not retaliatory in nature. Royal Parc Apartments - Miles Properties Inc. retaliatory conduct in this regard is patently unlawful and will come back to haunt them.
When we talk about Royal Parc Apartments - Miles Properties Inc. malice and malevolence, this is precisely the kind of mentality we are talking about. No doubt President Daniel J. Miles has a sumptuous swimming pool at his home, both of which HIS TENANTS built and paid for, which Miles can swim in whenever HE pleases. But back here at "The Royal Parc Penal Colony" it's no pool after 9:00 PM. But they keep tons of super high-intensity flood lights on all night long so no one will steal the pool. Guess who pays that electric bill. The Tenants who can't swim in their own pool. We're all waiting with baited breath for the next Daniel J. Miles Gestapo and Chief Commandant decree, expected some time soon: "In your apartments and off the streets after 8:00 PM!" . . . "In bed with lights out by 9:00 PM!" . . . "No one may leave their apartment without first getting a signed approval from the High Priestess Chief Commandant at the rental office!
This complex has a drug problem. Management is so busy oppressing the law-abiding Tenants they don't have time for the crooks. Management is so obsessed about towing away the cars of law-abiding Tenants, they never have time to address the drug problems here. Cars driving in and out all night long like a funeral procession. They pull in front of the building and lay on the horn, for someone to come out and pick up their goodies. It's like ice cream trucks running up and down the street honking for people to come get their goodies. They lay on the car horns at all hours of the night . . . 11:00 PM, 1:00 AM, 2:00 AM, 3:00 AM just laying on the horn like it was 2:00 in the afternoon. But Royal Parc Apartments - Miles Properties Inc. President Daniel J. Miles, as Gestapo and Chief Commandant, is preoccupied with much more urgent matters, like putting a Security SWAT Team stakeout on the pool, to make sure that law-abiding Tenants DO NOT enjoy their stay here at his penal colony (inmates aren't supposed to be enjoying themselves).
The Royal Parc Apartments - Miles Properties Inc. Lease is like something out of the movie "Silence of the Lambs." In other words, it costs you much more than an arm and leg to 'marry' it. Taken at face value, You have to give up just about every Fundamental Right you have in order to live here under this lease. It is the most outrageous, onerous, invasive lease I have ever seen in 35 years (See Royal Parc Lease WebPage for details); (see "Tenants' Rights" section for very Important information explaining how such lease provisions are legally deemed to be a nullity).
Maintenance is primarily focused on the superficial exterior appearances, so they can dazzle and impress (sandbag) more prospective Tenants.
Now added to all of the above enumerated deficiencies in the physical property, facilities and management of this Royal Parc - Miles Properties "Penal Colony" ... there are still other hostile conditions to consider, such as the malicious, retaliatory Royal Parc practices described in the "Unscrupulous Practices & Policies" section of this Website. We do not enumerate all of those factors here because this "Apartment Facts" section is primarily designed to address the physical property and conditions ... What does it actually have in the way of benefits, facilities and services and what does it have lacking in benefits and services.
This list is a "Work in Progress" and there are many more issues that need to be added. For now, this is what we could accomplish.
