| SELLING TIPS HDB Rules & Regulations Before selling, flat owner needs to check whether he/she is eligible to sell based on HDB's regulation of Minimum Occupation Period, ethnic eligibility and flat valuation. First Impressions First impressions are lasting impressions. Do away with unnecessary articles like disused old furniture, old newspaper, and bulky boxes in and around the house. Give your home a thorough clean up and its appeal will be greatly enhanced. Decorate for the Occasion Get rid of cracked plaster, stained tiles, loose knobs, leaky water pipes and taps, discolored sinks, creaky doors and windows. Try to touch up the stained walls with a fresh coat of paint. All these minor flaws just give the prospective purchaser a chance to drive the price down! Reduce Loud Noises Music may not be necessary. Shut off the radios and televisions during viewing. Eliminate potential distraction to the potential buyers. Three is a Crowd Crowded home will hinder a sale. Avoid having too many people present during the viewing. The potential buyer will feel like an intruder and will hurry to move through.....and out of.....the house! House pets If you have pets, it is advisable to keep them out of the way. Some pets may create uneasiness and distract the buyers. Comfortable Viewing Make the buyers feel comfortable while viewing your house. Keep your home cozy by switching on fans or air-con during hot weather. Remember to turn on all the lights at night because few people like a dark home. Dealing with Buyer Keen buyers usually raise many questions when being shown around the house. If you are represented by an agent, he/she can answer objectively and professionally on your behalf. In this case, your immediate attention is not required at the viewing. Even if you insist on following the buyers around, try not to discuss terms, price, etc. Leave the job to the agent to negotiate on the details on your behalf. Acceptance of Offer Lastly, if a reasonable offer is presented, you have to decide promptly whether to accept the offer during the final part of negotiation. The offer is usually valid only for a short period. Always bear in mind that after you choose to turn down the offer, a higher price may or may not come by in the subsequent offers. ====================================================================== Should you need any further clarification or assistance, please contact: KELVIN CHOO (Cert-in-CEHA, SAEA Agent) Email: [email protected] |
