Voted to decrease the necessary quorum from 35% to
25%, that's 25% of the paid association who have homes that are titled.

Voted to increase the Board from 5 members to 7
members.
Board policies issued - 2002
1.
Violator contacted in written form
2.
Unit owner given thirty days to comply.
3.
After 30 days if the violation not corrected a fine
of $100.00 per month will be assessed on the property.
4.
All liens, including those for outstanding dues will
be placed annually on the first day of May.

New Board members voted in.
2.
Majority voted to waive the annual dues for the Board
members.
3.
Majority voted to include nonpaying members in the
Summer newsletter.
4.
Majority voted down Snowplowing for $4,000.00. Discussed getting plowed as needed vs.
paying for contract.
5.
Majority voted almost unanimously to post the names
and addresses of those neighbors who have not paid their dues.
6.
Bringing refuse totes inside garages discussed as
possible bylaws issue..

2004 Annual Dues Process
a.
January 1, 2004 - Annual Dues letter mailed to each
homeowner with a list of the top 10 areas our $$ went to in '03, with a due
date of March 1st.
b.
March 1, 2004 - Due date for $225 annual dues
c.
March 15, 2004 - Letter mailed to homeowner who have
not complied with due date, including information about liens and posting of
names in the June newsletter
d.
May 1, 2004 -
Liens filed on properties that have not paid
e.
June 1, 2004 - Summer newsletter printed and
distributed with names of neighbors who haven't complied.
2.
Establishment of Subdivision Standards
a.
Antennas and dish systems are to be located on the
backside of homes to minimize viewing exposure from street, wires affixed
discreetly.
b.
Keep trash cans inside garages - secondary location
concealed by vegetation or SBO approved structure.
c.
Garbage and refuse collection - place cans at street
no earlier than 6:00 PM the night prior and remove cans by the evening of pick
up.
d.
Preferred Mailbox style and color - The style
provided by Tri-mount is preferred, however, we understand that not everyone
was issued this box. The secondary choice would be a wood post style resembling
the one provided by Trimount, stained/painted in a neutral tone. (Section 6.16 - Co-owner
improvements - "…Establishment,
alteration, or changes to any driveway, fence, mail box, or chimney … are to be approved by the Board architectural control committee…".)
