MINUTES FROM THE OCTOBER 21, 2008 HOA MEETING 7:30

The minutes were approved from the last meeting.

 

We welcomed new members.

 

We went over ACR forms and there was nothing to go over on them.

 

We reviewed the old violations and new violations-The old one’s were taken care of this week.  The lawns were cut and taken care of.  Their lawns still need work done to them, but at least they are cut.  Per Ty, it is winter now and the lawns aren’t going to look all that great.  Ty has made attempts with contacting the owner of the home next to Rose Gervase on Evergreen.  If we go and clean up the house ourselves and then charge them later, will not go well due to the fact that we (HOA) may not see that money returned to us and we can’t afford that right now.

 

Mike W. was giving Ty some suggestions with how to deal with that particular homeowner through arbitration.

 

If there are any complaints, please e-mail the HOA board and then we can help out.  The board hasn’t received any complaints through e-mail recently.  Homeowners were mentioning and complaining why we can’t send out letters to all of the homes that their homes are a mess.  The board addressed that we can’t get their over due dues for 2008 how can we expect them to pay us back for correcting their lawns.  Ty addressed that if any one knows the renters in our neighborhood to mention to them about the lawns and maybe they can inform their landlord about it.  Dana expressed to the homeowners in concern with the lawns that the board will not see any of the money owed back to them if we dish it out first.

 

Gate issue- Ty mentioned looking into hiring a welder to fix it.  Kim Beasley said that she saw who crashed into the gate, that it was the second house on the right on Shaddock Drive (two story home-George) it was their landscaping company.  Ty suggested to not go through the insurance company, he made a motion to just pay for it separately, motion was approved. 

 

Street lights-  We are till having concerns with the same lights going out on the streets.  Jose mentioned that he has been trying to contact people from Teco to get them in here and see what is going on and if there is a shortage or what???  Kim Beasley mentioned if it could be kids messing with them and the board said absolutely not, they would get electrocuted.  It isn’t the kids at all.

 

January election- Ty will send Kevin a copy of the last ballot-then every homeowner will receive a copy of the ballot and a proxy.  Have it go out by December 1st- we will try to have it go out with the 2009 dues bill.   Mike W. was giving some suggestions about the election.

 

Liens- all of them have been issued and are waiting for their dues to be paid.  Ty addressed to the homeowners that were at the meeting, the homes that were not paid current on dues and the homes that the banks may own through foreclosures.

 

2009 Budget- Ty gave out a tentative spreadsheet and gave it out to the homeowners at the meeting and went through each line and explained it and answered questions as well.

 

Lawn Care- the board addressed that John and Julie Flowerdew will be taking over as the landscaper and we do have their insurance on file as well.
