Board Meeting – November 18, 2008

Meeting called to order at 7:10pm. In attendance were board members, Ty Baden, Rose Gervase, Dana Robino, Jose Arroyo, Kevin Gervase, and Mike Wazsnorawitz.
No one was recording except the board for minutes.
Approval of the minutes for the October meeting was tabled till next month.
ACR for 120 Shaddock was approved for a new front door.
Ty noted that he was having a hard time getting any welder to come and look at the damaged gate. Dana suggested that Custom Welding come and give us an estimate. It was agreed that if it costs less than 200.00, to have them go ahead and fix it. Dana called them during the meeting and he agreed to come the next day.
The member’s meeting/election date was discussed and it was decided that it
would be held on Thursday, January 8th, 2009 at the
Current lien statuses were discussed.
The landscaping company has noted they we have a problem with 2 of our sprinkler valves. They have been ok’d to fix them for up to $100.00.
The 2009 budget was discussed. It was noted that we will have around a $3,850.00 balance to transfer back to the reserve account. The $500.00 / property dues will continue to be in effect for 2009. They will be due, in full, in January. Also, it was noted that the board should be more proactive in collecting dues and filing liens.
It was noted that we are planning on using some money in 2009 to replace the keypad at the gate.
It was noted that we have only spent $60.00 in legal fees so far this year.
