Meeting started at 7:11 on January 8, 2009
Everyone signed in.
The approval of the last meeting minutes. Dana read the minutes from the last meeting out loud. Also on the minutes was the election results from the last vote that took place in 2008 for the HOA board and the agriculture committee.
There was a motion to approve it and it was passed.
Ty discussed the money issues with an estimated budget proposal for the 2009 year.
Some of the homeowners had questions regarding some of the figures and Ty answered their questions.
The front of the gate will be looking more visible out there. There will be new landscaping and possibly getting a new key pad for the gate entrance.
Also, to look into a survelance camera because of vandalism in the community, especially at the gate. We can�t afford to keep having to pay for the gate damage. Some homeowners were discussing that the gate needs to be quicker closing due to tail gating. The board mentioned that the speed it is currently at is the appropriate speed it should be at. People were wondering if we could get a sign out front of the gate stating �No Tailgating�.
Ty discussed that we changed lawn service company. John and Julie Flowerdrew are doing a great job and also Craig in the neighborhood cleaned up the front area in the gate. The homeowners said they would say thank you to Craig and the board said they would send a Thank You card to him. Julie Flowerdrew was discussing the retention pond issues at the beginning of our community. Ty addressed that the new lawn company does a lot more things such as the sprinkler system, etc.
Maybe put the lights on a timer so we can save on electricity. We discussed the issues with the lights continually going out in the community. The board expressed how they call constantly and send e-mails. We are contracted with TECO so we therefore have to deal with their procedures. Ty suggested that any other homeowner can call and complain about the lights out in the neighborhood. Ty mentioned they came out during the day and they need to come at night time. Some homeowners were asking about foreclosing on homes that still owe dues.
Ty mentioned what is the balance that you can foreclose on. There were lots of discussions about people owning their own homes and the bank owning them and the homeowners not caring about being liened. Ty and the board agreed to take the lien process steps a lot quicker for the 2009 year. The board will not allow as much time as they have had in 2008. Ty mentioned moving on to other issues. Old business, Ty said we just discussed old business. Does anyone object to the election? We have two candidates now, does anyone want to volunteer? Ty mentioned to Kim to stand up and address herself, then Kim said she will not be in the election due to personal reasons. Ty said if no one else wants to volunteer or nominate anyone else, the only one on the ballot is Juan and the board made motion to allow Juan to be the new board member. Ty does have a copy of the By-Laws, he discussed to make sure everything runs smooth and the Laws we have to use and the board cannot go off track from the By-Laws, the board has to be unanamous before making any decisions. Ty said it has been a learning experience for him and it was a good thing being on the board, he put it on his resume because it looks good. Kidding aside, everyone gets to know each other and know you and Ty welcomed Juan and we had Juan stand up and introduce Juan. The next board meeting the board will have to address who will be appointed for what position. Ty stepped down from his position but continued to conduct the last meeting and Juan spoke a little on taking the position on the board, stating he wanted to continue to help make it a better and safe place to live.
Rose discussed how many times people can water their grass. It is suppose to be once a week. People are not taking care of their lawns, weeds, not mowing, etc. The homeowners mentioned the couch that was left out in their front yard at the entrance of the gate, lots of discussion from everyone and the final outcome was decided from the board to have Julie flowedrew who does our lawn care and has a truck will be taking it out of the neighborhood in the next few days, she will bill it to Lakeland Prop. Mgt.. Different discussions going on between homeowners. Proceeding on...
Ty mentioned two more things that is very important we need to set up the new 2009 Agriculture Committee. Discussions amongst the homeowners. Discussion on regulations on fences and trees growing out of control behind Ty�s home. The board will look into what the restrictions are. Ty discussed seats coming up for the board. The architectual committee is Jeff Gervase and Julie Flowerdrew, we will wait on Sue Wasnorowicz�s response if she will continue on the committee. Dana Robino brought up the dog issue in the neighborhood. Loose dogs and my daughter was bit from a little one. Dog�s must be on leashes at all times, even when they are going to the bathroom, they cannot run wild. Ty brought up parking in the streets, too many cars are being left over night for too many days.
The board needs to address the homeowners with a letter.
