Shaddock Estates Homeowner’s Association

Board Meeting  - June 13, 2005

Auburndale Public Library

 

The meeting was called to order at 6:30P.M.  In attendance were Susan Whitney, David Brunner, Pamela Gervase, Michael Wasnorowicz, Ron Johnson and Gilberto Matias. 

 

The names of the volunteers for the architectural committee from the May 11 meeting were reviewed and it was decided that Ron Johnson and Pat Venezia would be asked to be members of that committee.

 

The need for establishing fines for rules violations was discussed.  It was mentioned how some homeowners were violating rules even after being warned that they were in violation of the HOA rules.  The board is searching for ways to deter/penalize homeowners from violating the rules of the HOA.  Bringing action in small claims court was mentioned.  Several types of fines and methods of fining were discussed.  It was decided to seek help from Michelle at Lakeland Property Management before we initiate any type of fines. 

 

Current homeowners in violation were noted for the record.  The house at 102 Evergreen Evergreen with the pool now has a rock back yard instead of Saint Augustine grass.  It was noted that the retention pond had not been cleared yet so that no home owner bordering the pond could be held in violation for not mowing their share of the pond.  The house at 133 Evergreen has the frogpond and other lawn fixtures.  It was stated that the homeowner had not been notified yet. The house at 115 Evergreen still has benches in the front yard.   The house at 111 Shaddock has sandhill crane statues in their front yard. The house at 114 Shaddock has a mermaid in the front yard.  The house at 106 Shaddock has a statue in the front yard.  The house at 123 Shaddock needs to edge his sidewalks.  It was also mentioned that the same resident is constantly repairing his cars in his driveway and also he is often blocking the sidewalks and often has cars parking on the street overnight.  The two C&M homes on Evergreen do not have the correct mailboxes still. 

 

It was noted that Jack Simms  is still delinquent for HOA fees owed.  Apparently his check went to the wrong party, Dean Faulks and that Mr. Faulks cashed the check.  Pam Gervase volunteered to phone Mr. Faulks in an effort to try to straighten this issue out.  It was also noted the Mr. Exum was the only other delinquent account and that a lien on his house was in the process.

 

It was mentioned that the new key pad for the gate does not work.  Walker fence is supposed to have installed the pad and made sure it was working.  According to Dave Brunner, it never has worked.  Dave also mentioned that he has phoned the police and fire and ambulance to give them the gate code. 

 

The need for another HOA member work day was discussed.  It was stated that we need to allow enough time so that members can be notified of the date.  July 23d was selected as the date.  9AM was set as the time.  This event will be noted in the next newsletter.

 

 

 

It was discovered that Eric Sigismondi has the second set of keys to the front gate.  David was nominated to get the keys from Eric.  The importance of having a second set of keys was stated by David since the gate does not always work as it should. 

 

Plans for the upcoming neighborhood block party on June 25th were discussed.
