Board Meeting - July 5, 2007

The meeting was called to order at 7:02 P.M. In attendance were board members: Brian Starr, Ty Baden, Julie Flowerdew and Mike Wasnorowicz. Members present were Susan Whitney, Bill Wallace, Kevin Gervase and Juan Adames.
It was noted that no one would be tape recording the meeting, except the board.
It was noted that all the board members had read the minutes from the June 2007 board meeting. Brian Starr made a motion to approve the minutes from the June 2007 board meeting. Julie Flowerdew seconded the motion. Julie Flowerdew, Brian Starr and Ty Baden voted yes and the minutes were approved.
The floor was opened for members to bring their issues before the board.
Susan Whitney raised several issues that she had with the board of directors and the community in general. She claims that she has lost several potential buyers for her house as a result of these issues. The board addressed all of Susan’s issues even though some of them were outside the scope of the board. The board also offered other possible reasons why Susan’s house had not sold such as the current real estate climate, price issues and access to the property being sold.
It was noted that there were no ACR forms to be approved.
The board discussed how they were going to handle violations of the declaration. All the board members agreed that the board should take a proactive stand on violations and not rely on member complaints only. It was decided that Brian Starr and Kevin Gervase would patrol the community at least once a month to check for violations. The board also decided that each member of the board would remain vigilant and report any violation when noticed. The board also agreed that it would continue to act on each violation reported by a member.
It was noted that there was one new violation this month and it had already been rectified.
Julie Flowerdew presented bids from three lawn spraying companies for the front lawn area, 110, 112, 121, 134 Evergreen Drive and 102 Shaddock Drive. After discussing the bids, Julie Flowerdew made a motion to hire Tru-Green at $41 per application to spray 110, 112, 121 and 134 Evergreen and 102 Shaddock if they haven’t already hired Tru-Green. Additionally Julie motioned to hire Pollock & Sons to spray the front lawn at $54 for the front lawn. The members’ properties would be paid for by the HOA and then billed to the appropriate members. Brian Starr seconded the motion. Everyone voted yes and the motion was passed.
It was noted that the amendments were in the mail and that we had started receiving the ballots.
The board reviewed the latest financial report line by line and noted where the HOA was over and under budget. It was noted that there could be a budget shortfall this year but that it was too soon to tell for sure. Brian Starr also noted that the in case of a budget shortfall the board would have to decide on how to fund that shortfall whether it be by special assessment or by using some of the HOA reserves or by some other means.
Brian Starr made a motion to adjourn the meeting. Ty Baden seconded the motion. Everyone voted yes and the meeting was adjourned at 8:55PM.
