Board Meeting – December 9, 2008

New Life Baptist Church

Meeting called to order at 19:13 hours (7:13pm).  In attendance were board members, Ty Baden, Dana Robino, Jose Arroyo, and members Kevin Gervase, Mike Wazsnorawitz, Kim Beasley,  Joan Wallace, and newest member Pam Stakemiller was officially welcomed to the neighborhood.

No one was recording except the board for minutes.

Approval of the minutes for the November meeting was tabled till next month.

ACR for 118 Shaddock was approved for a new sidewalk to the backyard.

It was noted that the gate was finally fixed by Walker Fence.  Many thanks to Dana for making this happen.  Purchasing a security camera for the front gate was discussed so that the guilty parties can be caught and charged with any future damages.  We talked about replacing the current Malibu lights with more efficient ones.  Maybe when Tayken remulches we can include that then.

The hedge height rule was questioned.  No one was really sure of the height limit of hedges.  We will look into the covenants to see if it specifically has a limit.

It was noted that there are 5 properties with 2008 dues not paid.  Current lien statuses were discussed and no changes.

Foreclosures were discussed.  It was noted how some of the rental properties are really looking bad.  The question about making a rule against having any rentals was brought up.  We agreed that it would be a legal question for a lawyer.

We noted that we should have enough money next year to hire a landscaping company to take care of any neglected properties.  Then we can bill that to the homeowner responsible for that property.

We touched base on the upcoming election.  Only two members so far are running for seat 1, Kim Beasley and Juan Adames.  There will be a line on the ballot for a write in at the election itself.   Ty showed everyone the chart for Board Seats.

LPM has sent out the proxies with the wrong return address.  Ty will contact them to see if they will resend the corrected proxies.  Should be 119 Evergreen Drive.

It was noted that we are planning on using some money in 2009 to replace the keypad at the gate.

Ty suggested that we provide donuts and coffee at the member’s meeting.  A vote was taken and it was passed.  Kim Beasley said that she would get 4 dozen Krispy Kremes and Dana will buy a can of coffee.  She said we can use the coffee machines at the church and then donate the leftover to the church.

We discussed the lack of service we are getting from TECO to fix our street lights.

Meeting was adjourned at 20:02 hours (8:02 pm.)
